HomeMy WebLinkAboutPC11-01 Final Plat Argo Innovation Park City of Riverside Staff Analysis Report Case No. PC11-01FP Final Plat ARGO Innovation Park General Information Applicant: City of Riverside Location: SW corner of Horizons Parkway and BNSF Railroad Application: Final Plat (Minor Subdivision) Current Zoning: PD: Planned Development and GP-I: General Planned Industrial Existing Land Use: Undeveloped and storage/industrial Proposed Land Use: Undeveloped and industrial Site Area: 90.0675 acres Number of Proposed Lots: 6 lots Procedure: As this application is a minor subdivision, no preliminary plat is required. Thus, the final plat will be reviewed by the Commission and the Board of Aldermen. Analysis Overview: The City of Riverside is in the process of assembling several pieces of land to begin the first development in the Horizons Area. Some of the land was already owned by the City, and other portions were acquired from the Industrial Development Authority and private land owners. Lot 3 will be the future site of the Johnson Controls, Inc. facility. The remaining land was assembled to clean up the surrounding parcels and make way for road construction and future development. This site is zoned both PD: Planned Development and GP-I: General Planned Industrial, as it develops the property will be rezoned to PD: Planned Development. Site Layout & Improvements: The land included in the plat is mostly undeveloped. The City has installed a majority of the utilities including water and electric to the site and is currently working on st extending the gas and sanitary. A new east-west road, NW 41 Street is also being constructed to provide better access to the area. With the completion of the infrastructure improvements, all proposed lots will have direct access to the transportation network and public services. Conformance to Comprehensive Master Plan : The plat and proposed use are in conformance with the Comprehensive Master Plan as the plan identifies the area as low density residential. Recommendation Staff finds the application in conformance with the Comprehensive Master Plan, UDO and adopted policies and procedures, and therefore, recommends approval of the Final Plat.
