HomeMy WebLinkAboutPC11-02 Minor Change of Use Hybrid 180 Fitness City of Riverside Staff Analysis Report Case Number PC02-02, Minor Change of Use General Information Applicant: Hybrid 180 Fitness Project Location: 4609 NW Gateway Requested Action: To consider a Minor Change of Use Permit Zoning: C-1 Commercial Existing Land Use: Vacant Proposed Land Use: Fitness Center Procedure: The proposed use, recreation, is a Tier II use per Unified Development Ordinance (UDO) Section 400.420. Therefore, the procedure for this Change of Use is a Minor Change of Use Permit and will be reviewed by the Planning Commission only. Project Description The applicant, Hybrid 180 Fitness, is requesting a Minor Change of Use Permit to allow a fitness center on the property at 4609 NW Gateway. The business will consist of a single personal trainer and offer a variety of fitness options.. Analysis Zoning: The property is zoned C-1 Commercial, which does permit indoor recreation. Parking: A sufficient number of parking spaces exist on the site to accommodate the different tenants of the building, including the proposed use. Outdoor Storage: There will be no outdoor storage associated with the proposed use. Signage: No signage is currently proposed. Site Layout & Building: No alterations are currently planned for the site or the exterior of the building. Lighting, landscaping, parking, and the building facade will remain unchanged. Recommendation The request is in accordance with adopted policies and plans and is compatible with surrounding land uses; therefore, staff recommends approval of the Minor Change of Use Permit.
