REGULAR MEETING
PLANNING AND ZONING COMMISSION
RIVERSIDE, MISSOURI
Thursday, May 22, 2008
7:00 p.m.
The Planning and "Zoning Commission for the City of Riverside, Missouri, met in regular session in the Board of Aldermen
Chambers at City Hall, 2950 NW Vivion Road, Riverside, Missouri.
Chair Barbara Snyder called the meeting to order at 7:00 p.m. Answering roll call were Evelyn Poe, Harold Snoderley, Ray
Uhl, Al Bowman, Cheryl Melton, and Art Homer. Members absent: Aaron Locke, Stephen King, Mark Salyer and Mayor
Kathy Rose. Also present: Sarah Wagner, Administrative Clerk.
Approval of Minutes from Chair Barbara Snyder commented that she was listed as being present at
February 14, 2008 the February 14, 2008 meeting when she was not.
Commissioner Harold Snoderley moved to approve the minutes of
February 14, 2008 as corrected.
Commissioner Al Bowman seconded and the motion passed.
Approval of Minutes from Commissioner Art Homer moved to approve the minutes from May 8,
May 8, 2008 2008.
Commissioner Bowman seconded and the motion passed.
Minor Change of Use- Sarah Wagner, Administrative Clerk, gave a staff report to the
4141 Riverside Street Commission for a minor change of use permit for Grosko Family Lawn
and Landscape at 4141 NW Riverside Street. The space has previously
been vacant, however the Commission has seen a change of use permit
for this same location for a business called Four Paws and a Fence last
year, however that business never took occupancy. The proposed
business is a lawn care and landscaping business that will have a two
person office and indoor storage. They will use about 1,000 sq ft of the
building. There is adequate parking and no alterations to the building or
signage are proposed at this time. Staff recommends approval.
Commissioner Ray Uhl asked about some of the outdoor storage that is
at the site currently.
Wagner explained that there is another tenant that is operating out of the
same building that does not have a business license or a change of use.
The company has been notified and has not responded so the City is
following up.
Commissioner Cheryl Melton asked how the building could be vacant if
the two businesses are operating out of it.
Wagner explained that the building had been vacant before either of
these businesses began operating out of them.
Commissioner Bowman moved to approve the minor change of use
permit for Grosko Family Lawn and Landscape at 4141 NW Riverside
Street.
Commissioner Evelyn Poe seconded and the motion passed.
General Discussion Commissioner Melton announced the opening of the Armor Theater in
North Kansas City.
Chair Snyder announced that Northwood Road is closed from 52 °d
Street to 9 Highway.
Commissioner Melton commented that their needs to be a sign on 9
Highway indicating the closure because you cannot tell the road is
closed until after you get passed the High School.
Commissioner Bowman asked if the Planning Commission could begin
to receive the City Administrator's Report again.
Wagner said that she would see to it that the Commission is e- mailed
the City Administrator's Report
Adjournment Commissioner Al Bowman made a motion to adjourn.
Commissioner Uhl seconded and the meeting was adjourned.
