MINUTES
PLANNING AND ZONING CONMISSIO$
RIVERSIDE, MISSOURI
March 25, 2004
The Planning and Zoning Commission for the City of Riverside,
Missouri, met in regular session in the Board of Aldermen's
Chamber at City Hall, 2950 Northwest Vivion Road, Riverside,
Missouri.
Barbara Snyder called the meeting to order at 7:30 p.m. The
following members answered roll call: Ray Uhl, Shawn Lee, Toni
Looker, Barbara Snyder, Aaron Lock, Karen Gordy, Evelyn Poe and
Al Bowman. Jim Burch, Cy Houston, Mayor Betty Burch, Jim Smith
and Mike Shelton were absent.
Approval of Minutes- Shawn Lee moved that the
March 11, 2004 minutes of March 11, 2004 be
approved and Evelyn Poe
seconded. The motion carried
unanimously.
Beverly Lumber - John Dowd was present for
2519 NW Platte Rd. - PC04 -03 Beverly Lumber, requesting a
Public Hearing special use permit to build
Building Permit in a flood plain and also
requesting a special use
permit for outdoor storage in
a commercial district. Brent
Miles presented a Staff
Analysis Report on the
project and John Dowd brought
pictures of fencing options.
Aaron Lock moved to approve
the permit for cedar fencing
with the stipulation that
slats be spaced per code for
visibility and that the gate
also be made of wood. Ray
Uhl seconded it and the
motion carried unanimously.
If it is not possible to
construct wood gating, Mr.
Dowd is to return to the
Commission for appeal.

General Discussion Brent Miles discussed his
attendance atla seminar and
the impact of the City's
definition of "structure ".
He also reported on future
proposed projects and current
projects- Aaron Lock
questioned the status of Mr.
Garney's house on the hill
and Karen Goody raised
concerns about the permit
process becoming too
difficult. Barbara Snyder
called the meeting to end at
8:55 p.m.
