MINUTES
PLANNING AND ZONING COMMISSION
RIVERSIDE, MISSOURI
February 26, 2004
The Planning and Zoning Commission for the City of Riverside, Missouri, met in regular
session in the Board of Aldermen's Chamber at City Hall, 2950 Northwest Vivion Road.
Riverside, Missouri.
Barbara Snyder called the meeting to order at 7;30 p.m. The following members
answered roll call: Shawn Lee. Toni Looker, Barbara Snyder. Ray Uhl, Karen Gordy. Al
Bowman, Evelyn Poe. Aaron Locke, Jim Burch, Cy Houston, Mayor Betty Burch, Jim
Smith and Mike Shelton were absent.
Approval of Minutes- Shawn Lee moved that the minutes of
February 1.2, 2004 February 12, 2004 minutes be approved as
printed, Karen Gordy seconded. The
motion carried unanimously.
Beverly Lumber Shawn Lee moved to have this item be
tabled until the next regular scheduled
meeting. Toni Looker seconded the
motion. Motion carried unanimously.
Flavia Tarwater — 3005 NW Florence Flavia Tarwater attended the meeting. Ms.
Building Permit Tarwater requested a building permit for an
open porch on the front of her house. Mr.
Miles stated that the applicant received a
variance for a front yard setback from the
Riverside Board of Zoning Adjustment. It
was stated by Community Development
Coordinator Brent Miles that he would be
meeting with the contractor for Flavia to go
over the plans. Evelyn Poe recommended
approval contingent upon the stipulations.
Shawn Lee seconded. Motion carried
unanimously.
Mid America Regional Council Brent Miles passed out a conference packet
regarding Planning & Zoning Commission
training through MARC for whoever would
like to go. Toni Looker stated she would
like to attend the training conference.
Comment Brent Miles brought to attention that Jim

Hare passed his International Residential
Inspector test. He is now a Certified
Residential inspector. Barbara Snyder
sends out congratulations to him. Brent
Miles passed out preliminary master plans
for the Horizons Project. Stated that the
numbers for Commercial are 1.7 million
square feet, Industrial is 3.3 million square
feet and Office is 2.1 million square feet of
floor plate. A large portion of the
transportation network has already been
accepted by the Board of Aldermen. Brent
also showed pictures of the Streetscape
Master Plan. Community Development is
working with Parks and Rec for park
funding to do a developmental trail system.
