PLANNING AND ZONING COMMISSION
RIVERSIDE, MISSOURI
February 12, 2004
The Planning and Zoning Commission for the City of Riverside, Missouri, met in regular
session in the Board of Aldermen's Chamber at City Hall, 2950 Northwest Vivion Road,
Riverside, Missouri.
Barbara Snyder called the meeting to order at 7:30 p.m. The following members
answered roll call: Al Bowman, Karen Gordy, Toni Looker, Shawn Lee, Ray Uhl and
Barbara Snyder, Evelyn Poe. Aaron Locke, Jim Burch, Cy Houston, Mayor Betty Burch,
Jim Smith and Mike Shelton were absent.
Approval of Minutes- Shawn Lee moved that the minutes of
January 22, 2004 January 22, 2004 minutes be approved as
printed, Evelyn Poe seconded. The motion
carried.
Mike's Fireworks — 2421 NW Vivion Rd., Motion stated to go ahead as is with
Building Permit & Site Plan stipulation of up lift calculations by City of
Engineer. A sample of the metal shingles
was submitted. Staff recommends the
approval of the building permit, once
calculations and stamped plans are
submitted. Evelyn Poe moved to approve
contingent upon engineering calculations
being done. Karen Gordy seconded
motion. Motion was carried. Shawn Lee
opposed.
Rinker Hydro Conduit — 4425 Van De Robert Blevins with Rinker Hydro Conduit
Populer Road, Sign Permit attended. It was stated that the monument
sign will be on the east side and inside the
fence. There will also be a wall sign
mounted on the building. The two existing
wall signs will be removed. Staff
Recommendations are to approve the sign
permit. Shawn Lee moved to approve the
sign permit. The motion seconded by Ray
Uhl, the motion carried unanimously.
Buildwiser Construction, LLC — 4801 -4867 Shawn Lee dismissed himself due to
Homestead Rd & 4801 -4867 Homestead conflict of interest. Community
Terr., Building Permits Development Coordinator recommends
blanket building permits because
Buildwiser does not fully know what will
be encountered once gutting and inspection
has occurred. It was discussed that wiring
will need to meet city code and anything
structural will need stamped plans.
Buildwiser stated that the have an engineer
on call. The project has been and will
continue to be supervised by staff. It was
also asked that the dumpsters be enclosed.
Brent said that it was in discussion. The
estimated time frame for this project to be
finished would be the end of April. Staff
will need to track progress for the Board of
Alderman. Toni Looker moved to approve
the permits, Karen Gordy seconded the
motion, motion carried unanimously.
Comment It was stated that in the Code that in earlier
years the plans were to be stamped. It is
now in the city codes and from here on
forward, all plans will need to be stamped
in all zoning districts except R -1. Codes
for residential also needs to be change so
that all plans will need to have a stamp.
The meeting adjourned at 8:55 p.m.
Mrs. Lynn Anderson with Anderson Backhoe also attended. She has issues for rental of
space due to her location being in the GP -I zoning district.
