HomeMy WebLinkAbout2004-01-22 Planning & Zoning Commission Minutes MINUTES PLANNING AND ZONING COMMISSION RIVERSIDE, MISSOURI January 22, 2004 The Planning and Zoning Commission for the City of Riverside, Missouri, met in regular session in the Board of Aldermen's Chamber at City Hall, 2950 Northwest Vivion Road, Riverside, Missouri. Vice Chairman, Cy Houston called the meeting to order at 7:30 p.m. The following members answered roll call: Vice Chairman, Cy Houston, Ray Uhl, Al Bowman, Evelyn Poe, Shawn Lee, Mayor Betty Burch and Mike Shelton. Chairman Barbara Snyder, Aaron Locke, Jim Smith, Jim Burch, Alderman Looker and Karen Gordy were absent. Also present were Conm'unity Development Coordinator Brent Miles, and acting secretary, Louise Rusick. Approval of Minutes — Shawn Lee moved that the minutes of January 8, 2004 minutes January 8, 2004 be approved as printed, Al Bowman, seconded. The motion carried. Cy Houston and Mike Shelton abstained, due to absence. Chris Kalinka -1905 NW 45 Chris Kalinka said the proposed ranch home consists of 1,513 Terr, Discussion of single square feet. The site plan submitted is in compliance with the City family hone codes. An acceptable stamped drainage layout and plot plan has been submitted. The siding is 'A" flake board and the brick is grayish red. The existing drive goes around to the back. The upgrade is 2'x6' walls, insulation in the attic and hardwood floors. The lot drops off at the back and he will stay far enough from the sewer line. A second row of sediment fencing may be needed. Chris Kalinka -1905 NW 45 °i Betty Burch moved to approve a building permit to build a single Terr, Building Permit, family home for Chris Kalinka,1905 NW 45 Terrace (is in Approved compliance with all city codes). The staff recommendations are: • All exhaust vents must terminate outside to roof vent or soffit per IRC 303.3 • Approved nail guards should be used on all plumbing • Fire blocking required per IRC 602.8 • Draft stopping required per IRC 502.12.1 • Erosion control must be kept in place until completed • An approved set of plans must be on site for all inspections any change to plan to plan must approved The motion seconded by Ray Uhl, the motion carried unanimously. Ray Kinsel -3204 NW Cerrito Shawn Lee moved to approve a building permit for Ray Kinsel, Building Permit, Approved 3204 NW Cerrito to build a shed to store garden tools, mowers, etc. and all set back requirements have been met and the shed will be painted the same color as the house. The motion seconded by Evelyn Poe, the motion carried unanimously. Comment Mayor Burch said there was a master plan meeting this evening and the city has a lot going on.
