AN ORDINANCE APPROVING THE FINAL PLAT OF THE LOT SPLIT OF TRACT 23 NORTHWOOD ACRES, A SUBDIVISION OF THE CITY OF RIVERSIDE, PLATTE COUNTY, MISSOURI. WHEREAS, Application No. PC13 -26, submitted by Lowell Hickman requesting approval of the final plat for the lot split of Tract 23 Northwood Acres subdivision in the City of Riverside, Platte County, Missouri, was referred to the Planning Commission; and WHEREAS, the Planning Commission considered the application on October 30, 2013 and rendered a report to the Board of Aldermen recommending that the final plat be approved; and WHEREAS, that it is in the best interests of the City of Riverside, Missouri to approve the final plat of the lot split if Tract 23 Northwood Acres as set forth herein; NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF RIVERSIDE, MISSOURI, AS FOLLOWS: SECTION 1 — APPROVAL OF FINAL PLAT. That the Final Plat of the Lot Split of Tract 23 Northwood Acres, a subdivision of the City of Riverside, Platte County, Missouri, a true and correct copy of which is attached hereto and incorporated herein, is hereby approved, platting the property legally described in Exhibit "A" attached hereto. SECTION 2 — REPEAL OF ORDINANCES IN CONFLICT. All ordinances or parts of ordinances in conflict with this ordinance are hereby repealed. SECTION 3 — SEVERABILITY CLAUSE. The provisions of this ordinance are severable and if any provision hereof is declared invalid, unconstitutional or unenforceable, such determination shall not affect the validity of the remainder of this ordinance. SECTION 4 — EFFECTIVE DATE. This ordinance shall be in full force and effect from and after the date of its passage and approval. ' im N N a CITY of City t RIV S taff t MISSOURI Case Number PC 13 -26, Minor Plat Upstream from ordinary. 3 700 NW 50 Street General Information Applicant: Lowell Hickman Location: 3700 NW 50' Street Application: Minor Subdivision Final Plat Zoning: R - Residential Existing Land Use: Single- Family Residential and undeveloped Proposed Land Use: Single- Family Residential and undeveloped Existing Lot: 4.64 acres (202,118.4 sq.ft.) Proposed Lot Sizes: Lot 1- 0.624 acres (27,181.44 sq.ft.) Lot 2- 4.016 acres (174,936.96 sq.ft.) Procedure: The application is considered a minor subdivision final plat and will be reviewed by both the Planning and Zoning Commission and the Board of Aldermen. In order to be classified a minor subdivision the plat needs to meet the following requirements. o There are not more than 3 lots. o All lots have frontage on an existing street. o There are no new public improvements necessary. Analysis The proposed plat takes one large piece of ground and divides it into one smaller lot (Lot 1) containing an existing home and an undeveloped second lot. This proposed lot is in compliance with all minimum size regulations and the home meets setback requirements for this zoning district. Lot 2 is considerably larger and is in compliance with all minimum size requirements. At this time, staff is not aware of any future development plans for Lot 2. Utilities are available to both lots and both lots will have access to public streets. Recommendation Staff finds the application in conformance with the goals Comprehensive Master Plan and UDO to increase single family housing and therefore, recommend approval of the Final Plat.
