HomeMy WebLinkAbout1303 Irrigation Plans & Specifications Phase I Horizons East BILL NO. 2014-030 ORDINANCE NO. aO AN ORDINANCE APPROVING IRRIGATION PLANS AND SPECIFICATIONS FOR THE PHASE I INFRASTRUCTURE IMPROVEMENTS WITHIN THE HORIZONS EAST SITE WHEREAS, Briarcliff Realty, LLC, a Missouri limited liability company, and the City of Riverside, Missouri (the "City") entered into that certain Master Development Agreement dated as of May 10, 2011 (the "MDA") which provides for, among other items, the construction of Infrastructure Improvements on the Briarcliff Horizons Site (as such terms are defined in the MDA); and WHEREAS, Briarcliff Realty, LLC assigned its rights and obligations under the MDA, but not its rights and obligations under the MDA First Amendment, to Briarcliff Horizons, LLC, an affiliated entity of Briarcliff Realty, LLC, pursuant to Section 12.5(b) of the MDA; and WHEREAS, on or about February 13, 2012, Briarcliff Horizons, LLC filed articles of amendment with the Missouri Secretary of State changing its name to Riverside Horizons, LLC; and WHEREAS, on or around August 2012, Riverside Horizons, LLC, assigned all of its duties and obligations under the MDA to construct and complete the public infrastructure and other public improvements as set forth in the MDA, to NorthPoint Development, LLC ("Developer'), pursuant to Section 12.5(b) of the MDA; and WHEREAS, Exhibit C of the MDA included a general description of the Phase I Infrastructure Improvements; and WHEREAS, MDA Section 5.2 requires the Developer to provide the City with Construction Plans for the Infrastructure Improvements for each Infrastructure Phase and provides that such Construction Plans are subject to approval by the City and appropriate Governmental Authorities; and WHEREAS, the City wishes to approve the detailed irrigation plans and specifications for the Phase I Infrastructure Improvements attached hereto as Exhibit A and incorporated herein (the "Irrigation Plans and Specifications'); and WHEREAS, the Board of Aldermen find it to be in the best interests of the City in order to further the objectives of industrial and economic development of the City, and the terms and conditions of the MDA, as well as in furtherance of the objective to protect the health, safety, and welfare of the businesses and citizens of the City, to approve the Irrigation Plans and Specifications. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF RIVERSIDE, MISSOURI, AS FOLLOWS: Section 1. IRRIGATION PLANS AND SPECIFICATIONS APPROVED. In order to further the objectives of industrial and economic development of the City, and the terms and conditions of the MDA, as well as in furtherance of the objective to protect the health, safety, and welfare of the businesses and citizens of the City, the Irrigation Plans and Specifications attached hereto as Exhibit A and incorporated herein are hereby approved. WA 5026668.1 Section 2. AUTHORITY GRANTED. The Mayor, the City Administrator, Special Counsel to the City and other appropriate City officials are hereby authorized to take any and all actions as may be deemed necessary or convenient to carry out and comply with the intent of this Ordinance and to execute and deliver for and on behalf of the City all certificates, instruments, agreements and other documents, as may be necessary or convenient to perform all matters herein authorized. Section 3. EFFECTIVE DATE. This Ordinance shall be in full force and effect from and after its passage and approval. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 01 Specification Sections,apply to this Section. 1.2 SUMMARY A. Section Includes: 1. Drip irrigation specialties. 10. Controllers. 11. Boxes for automatic control valves. 1.3 DEFINITIONS A. Circuit Piping: Downstream from control valves to sprinklers, specialties, and drain valves. Piping is under pressure during flow. B. Drain Piping: Downstream from circuit-piping drain valves. Piping is not under pressure. C. Main Piping: Downstream from point of connection to water distribution piping to, and including, control valves. Piping is under water-distribution-system pressure. D. Law Voltage: As defined in NFPA 70 for circuits and equipment operating at less than 50 V or for remote-control,signaling power-limited circuits. 1.4 PERFORMANCE REQUIREMENTS A. Irrigation zone control shall be automatic operation with controller and automatic control valves. 1 Planting irrigation RIVERSIDE HORIZONS DEVLOPMENT B. Location of Sprinklers and Specialties: Design location is approximate. Make minor adjustments necessary to avoid plantings and obstructions such as signs and light standards. Maintain 100 percent irrigation coverage of areas indicated. C. Minimum Working Pressures: The following are minimum pressure requirements for piping, valves, and specialties unless otherwise indicated: 1. Irrigation Main Piping: 200 psig 2. Circuit Piping: 200 psig 1.5 ACTION SUBMITTALS A. Product Data: For each type of product indicated. Include rated capacities, operating characteristics,electrical characteristics,and furnished specialties and accessories. B. Wiring Diagrams: For power, signal, and control wiring. 1.6 INFORMATIONAL SUBMITTALS A. Coordination Drawings: Irrigation systems, drawn to scale, on which components are shown and coordinated with each other, using input from Installers of the items involved. Also include adjustments necessary to avoid plantings and obstructions such as signs and light standards. B. Qualification Data: For qualified Installer. C. Zoning Chart: Show each irrigation zone and its control valve. D. Controller Timing Schedule: Indicate timing settings for each automatic controller zone. E. Field quality-control reports. 1.7 CLOSEOUT SUBMITTALS A. Operation and Maintenance Data: For sprinklers, controllers, drip irrigation equipment, and automatic control valves to include in operation and maintenance manuals. B. As-Built Drawings: Clearly legible drawings noting exact locations of all irrigation components and equipment and any changes to the irrigation construction drawings. Provide in format as requested by Owner. 1.8 MAINTENANCE MATERIAL SUBMITTALS A. Furnish extra materials that match products installed and that are packaged with protective covering for storage and identified with labels describing contents. 1. Sprinklers: Equal to 10 percent of each type and size installed for each type and size indicated,but no fewer than 5 units. 2 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT 2. Drip-Tube System Tubing: Equal to 10 percent of total length installed for each type and size indicated, but not less than 100 feet. 3. Remote Control Valves: Equal to 10 percent of each type and size installed on the project, but no fewer than 2 units. 4. Quick Coupler Valves: Furnish 1 extra valve of each type and size installed on the project. 1.9 QUALITY ASSURANCE A. Installer Qualifications: Engage an experienced installer with a minimum of five consecutive years experience in this area of work and having installed other jobs of similar scope and size. Contractor must have five years experience of installing drip irrigation systems. Contractor shall provide a minimum of three references and a list of similar projects with the following information: project name,project address,owner's name and contact information. B. Electrical Components, Devices, and Accessories: Listed and labeled as defined in NFPA 70, by a qualified testing agency, and marked for intended location and application. C. Comply will requirements of local utility supplying water for prevention of backflow and back- siphonage. D. Comply with requirements of local authority with jurisdiction for irrigation systems. 1.10 DELIVERY, STORAGE, AND HANDLING A. Deliver piping with factory-applied end caps. Maintain end caps through shipping,storage, and handling to prevent pipe-end damage and to prevent entrance of dirt,debris,and moisture. B. Store plastic piping protected from direct sunlight. Support to prevent sagging and bending. 1.11 PROJECT CONDITIONS A. Interruption of Existing Water Service: Do not interrupt water service to facilities occupied by Owner or others unless permitted under the following conditions and then only after arranging to provide temporary water service according to requirements indicated: 1. Notify Owner no fewer than two days in advance of proposed interruption of water service. 2. Do not proceed with interruption of water service without Owner's written permission. PART2-PRODUCTS 2.1 PIPES,TUBES,AND FITTINGS A. Comply with requirements in the piping schedule for applications of pipe, tube, and fitting materials, and for joining methods for specific services,service locations, and pipe sizes. 3 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT B. PVC Pipe,Pressure Rated: ASTM D2241, PVC 1120 compound, SDR 21. 1. PVC Socket Fittings: ASTM D 2467, Schedule 80. 2. PVC Threaded Fittings: ASTM D 2464, Schedule 80 3. PVC Socket Unions: Construction similar to MSS SP-107, except both headpiece and tailpiece shall be PVC with socket or threaded ends. 2.2 PIPING JOINING MATERIALS A. Solvent Cements for Joining PVC Piping: ASTM D 2564. Include primer according to ASTM F 656. 2.3 SPRINKLERS A. Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include,but are not limited to,the following: I. Hunter Industries Incorporated. 2. Or Approved Equal. B. Description: Manufacturer's standard spray bodies designed to provide uniform coverage over entire area of spray shown on drawings at available water pressure or as follows: 1. Hunter Pro-Spray 30 and Pro-Spray 40 Sprinklers C. Pop-Up spray body for shrub or small turf areas(2.5-24 feet(0.8-73m))spacing: maximum 70 psi(4.8 bar). Irrigation spray body specifications include but are not limited to: 1. The spray body,stem,nozzle,and screen shall be constructed of heavy-duty and ultra- violet resistant plastic. The body of the sprinkler shall be constructed of corrosion and UV-resistant, heavy-duty A.B.S. The riser of the sprinkler shall be constructed of abrasion and UV-resistant A.B.S. and shall be adjustable for pattern alignment. The riser shall be compatible with female threaded nozzles and shall have a stainless steel spring for positive retraction when irrigation is complete. 2. The sprinkler shall be available with a 4-, 6-, or 12-inch(10-, 15-, or 30-cm)pop-up stroke, depending on the body specified,to bring the nozzle into a clean environment. The sprinkler shall have the option of either a factory-installed or field-installed drain check valve capable of checking up to 14 feet(4.3 m) in elevation change. 3. The sprinkler shall have a standard pressure-regulating device as an integral part of the pop-up riser. This regulator will provide optimal distribution uniformity of the MP Rotator by maintaining a constant outlet pressure of 30 PSI or 40 PSI with inlet pressures of up to 100 PSI,regardless of the rotator installed. 4. The sprinkler shall have a pressure-activated, multi-function, UV stable wiper seal that will clean debris from the pop-up stem while it retracts. The seal shall be molded around a rigid plastic ring to prevent seal deformation. This seal shall prevent the sprinkler from sticking in the up position and be capable of sealing the sprinkler riser stem to the sprinkler cap under normal operating pressures. The seal shall be removable from the cap for easy service and shall be replaceable. 4 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT 5. The sprinkler shall have a factory-installed,removable flush cap with a pull-up tab that shall prevent debris from entering the sprinkler during installation and allow the system to be flushed before installing the nozzle. The flush cap shall have a directional flushing action that allows the water to escape only in one direction.The flush cap shall open as the stem extends and completely close when the stem is in the retracted position. 6. The sprinkler shall have an exposed surface diameter after installation of 2-1/4 inches(6 cm).The sprinkler shall have a 1/2-inch Female National Pipe Thread(FNPT)bottom inlet. In addition,the 6-inch(15 cm)and 12-inch(30 cm)sprinklers shall be available with a 1/2-inch FNPT side inlet. When specified with a factory-installed check valve,the 6-inch(15 cm)and 12-inch(30 cm)sprinklers will be supplied without the side inlet. 7. Shall include a five-year exchange warranty. 2.4 SPRINKLER NOZZLES A. Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include, but are not limited to,the following: 1. Hunter Industries Incorporated. 2. Or Approved Equal. B. Description: Manufacturer's multi-stream rotating nozzle designed to provide uniform coverage over entire area of spray shown on drawings at available water pressure or as follows: 1. Hunter Industries MP Rotator Nozzles C. Multi-stream rotating nozzle for shrub or small turf areas. Irrigation multi-stream rotating nozzle specifications include but are not limited to: I. The sprinkler shall be of the viscous fluid brake rotary type and be a multi-stream,multi- trajectory rotating stream sprinkler. 2. The sprinkler shall produce and maintain a matched precipitation rate no greater than 0.6" per hour throughout the arc adjustment range and radius adjustment range,(up to 25%of radius reduction),when spaced at 50%of wetted diameter. 3. The part circle sprinkler shall have an infinitely adjustable arc from 45°to 105°,90°to 210°or between 210°to 270°depending on the model selected. The full circle sprinkler shall irrigate a full 360°. The 45°to 105°model shall not require coverage from adjacent sprinklers closer than 3' from the head. 4. Full or part circle sprinklers shall be capable of up to 25%radius reduction using a stainless steel radius adjustment screw. The radius reduction screw shall have a slip clutch mechanism to prevent internal damage if turned past the minimum or maximum radius settings. The radius reduction screw shall reduce the pressure and flow upstream of the adjustable orifice thereby maintaining stream integrity. 5. Part circle sprinklers shall have arc adjustment capabilities using a stainless steel ring. The adjustment ring shall be effective only while the sprinkler is popped up and shall be ineffective while the sprinkler is popped down. When turned past the minimum or maximum arc limits the adjustment mechanism shall have a ratcheting action to prevent internal damage. 6. The sprinkler itself shall pop-up at approximately 15 psi of water pressure. Upon cessation of water pressure,the sprinkler itself shall retract. When installed in a pop-up 5 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT body the sprinkler itself shall pop-up after the body stem is almost fully extended. Upon decreasing pressure the sprinkler itself shall pop-down before the pop-down of the body stem is complete. 7. The sprinkler shall be fitted with a detachable filter. 8. The sprinklers adjustable orifice shall be manufactured from polyurethane and acetyl plastic materials for durability. 9. Shall include a three-year trade warranty. 2.5 MANUAL VALVES A. Bronze Gate Valves: 1. Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include, but are not limited to, the following: a. NIBCO INC. b. Matco-Norca C. Watts Regulator Co.; a division of Watts Water Technologies,Inc. 2. Description: a. Standard: MSS SP-80, Type 2. b. Class: 125. C. CWP Rating: 200 psig. d. Body Material: ASTM B 62 bronze with integral seat and screw-in bonnet. e. Ends: Threaded conforming to ANSI Standards B2.1 f. Stem: Bronze,non-rising. g. Disc: Solid wedge; bronze. h. Packing: Asbestos free. i. Handwheel: Bronze Cross Handle 2.6 AUTOMATIC CONTROL VALVES A. Plastic, Automatic Control Valves: 1. Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include, but are not limited to, the following: a. Rain Bird Corporation: PEB Valve Series. b. Or Approved Equal. 2. Description: Normally closed 24 VAC solenoid actuated globe pattern design. a. Valve pressure rating shall not be less than 200 psi. b. Flow Range: 5 to 200 GPM C. Inlet Pressure: 20 to 200 psi 6 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT d. Valve body shall be constructed of heavy-duty glass-filled UV-resistant nylon and have stainless steel studs and flange nuts; diaphragm shall be of nylon reinforced nitrile rubber. e. The valve shall have both internal and external manual open/close control (internal and external bleed) for manually opening and closing the valve without electrically energizing the solenoid. The valve's internal bleed shall prevent flooding of the valve box. f. The valve shall house a fully-encapsulated, one-piece solenoid. The solenoid shall have a captured plunger with a removable retainer for easy servicing and a leverage handle for easy turning. This 24 VAC 50/60 Hz solenoid shall open with 19.6 VAC minimum at 200 PSI (13,8 Bars). At 24 VAC, average inrush current shall not exceed .41 amps. Average holding current shall not exceed 0.28 amps. g. The valve shall have a brass flow control stem for accurate manual regulation and/or shut-off of outlet flow. The valve must open or close in less than 1 minute at 200 PSI(13,8 Bars)and less than 30 seconds at 20 PSI(1,4 Bars). h. The valve shall have a self-cleaning stainless steel screen designed for use in dirty water applications. i. The valve construction shall be such as to provide for all internal parts to be removable from the top of the valve without disturbing the valve installation. j. The electric remote control plastic valves shall have a pressure regulating module (PRS-D) capable of regulating outlet pressure between 15 and 100 PSI(+/- 3 PSI) (1,04 and 6,90 Bar +/-0,21 Bar). The pressure regulating module shall have an adjusting knob for setting pressure and Schrader valve connection for monitoring pressure. The pressure shall be adjustable from the module when the valve is internally manually bled or electrically activated. 2.7 AUTOMATIC CONTROL ZONE KITS FOR DRIP IRRIGATION A. Plastic, Automatic Control Valves: 1. Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include, but are not limited to, the following: a. Netafim USA: LVCZ Control Zone Kit b. Or Approved Equal. 2. Description: Control zone kit assemblies for dripline irrigation zones which include control valve, filtration, and pressure regulating components sized to meet the hydraulic demands and flow requirements of the zones they service: a. The valve shall be a 1" S-80 Electric Control Valve shall have I" threaded inlet and outlet connections. The valve body shall be made of Glass Reinforced Polyamide. The diaphragm shall be made of Natural Rubber and the diaphragm seat made of Glass Reinforced Polyamide. Spring shall be made of SST302. Nuts, bolts and washers should be made of SST 304. b. The valve is an electric on/off valve and shall be capable of opening when an electric signal is sent by a controller. The minimum operating pressure is 7 psi. 7 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT The maximum operating pressure is 145 psi. The minimum operating flow is 0.01 GPM and the maximum operating flow is 44 GPM. C. The filter shall be a multiple disc filter with color-coded filter elements indicating the mesh size of the element being used. The discs shall be constructed of chemical-resistant thermoplastic for corrosion resistance. The disc filter body shall be molded of black plastic with male pipe threads for both inlet and outlet. The disc filter shall be capable of periodic servicing by unscrewing a threaded cap or unlatching the band. The disc filter ring color-coding shall be Black(140 Mesh /115 Micron). d. The Pressure Regulator shall be a Netafim spring-operated, in-line piston-type regulator. The body shall be molded of black plastic with 3/d' female/female pipe threaded inlet and outlet. Locking-Top Option: Vandal-resistant locking feature. Include two matching key(s). 2.9 DRIP IRRIGATION SPECIALTIES A. Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include,but are not limited to,the following: 1. Netafim USA: Techline CV Dripline 2. Or Approved Equal. B. Landscape Drip Line: A continuous self-cleaning, recycled content, pressure compensating drip line with built-in check valve. The low volume drip line has integral and evenly spaced pressure compensating check valve emitters welded to the inside of the tubing that contains recycled content. Emitter discharge rate shall be 0.26 gallons per hour [GPH]) and emitters shall be evenly spaced at 18"centers. The drip line shall contain the following features: 1. Drip line shall be nominally sized to 17mm (%") low-density linear polyethylene tubing with recycled content. Drip line shall be constructed with pressure compensation, 8 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT continuously self-cleaning, integral emitters with an internal check valve at these spacings(12", 18", or 24"centers). Drip line may also be manufactured without emitters installed. The exterior of the tubing shall be brown in color and conform to an outside diameter (O.D.) of 0.66 inches and an inside diameter (I.D.) of 0.56 inches. Individual pressure compensating emitters shall be welded to the inside wall of the tubing as an integral part of the manufacturing process. These emitters shall be constructed of a two (2) piece plastic emitter housing containing a continuously self-flushing molded silicone diaphragm. The emitter shall have a built-in check valve that will hold back a 4.6' column of water. The emitter shall be installed into the tubing so that the inlet to the emitter is toward the center of the tubing cross section. The emitter shall also have a built-in physical root barrier whereby the water shall exit the emitter from one location and shall exit the tubing from a second location. This physical battier shall create an air gap inside the exit bath of the emitter. 2. Each emitter shall have the ability to independently regulate discharge rates, with an inlet pressure range of 14.5-58 pounds per square inch(psi),at a constant flow and with a manufacturer's coefficient of variability(Cv)of 0.03 or less. Recommended operating pressure shall be between 14.5 -50 psi. The emitter discharge rate shall be 0.26 gallons per hour(GPH)utilizing a combination of turbulent flow and reduced pressure compensation by molded silicone diaphragm. The emitters shall be capable of continuously cleaning themselves while in operation. The drip line shall be available with 12", 18", and 24"spacing between emitters unless otherwise specified. Maximum system pressure shall be 50 psi for maximum fitting integrity. Filtration shall be 120 mesh or finer. Bending radius shall not be smaller than T' or tubing kinking may result. 3. For on-surface or under mulch installations,6"metal wire staples(TLS6)shall be installed 3' -5' on center,(depending on soil type)and two staples shall be installed over every change-of-direction fitting. C. Landscape Drip Line Fitting System: Fittings and adapters to connect polyethylene drip tubing for drip irrigation systems. The drip line fittings shall contain the following features: 1. All fittings shall be constructed of injection molded, brown plastic having a nominal outside dimension of 17mm (0.56"). Female and male threaded ends shall be capable of mating to standard PVC pipe with tapered threads. 2. Maximum system pressure without clamps shall be 50 psi. 2.10 CONTROLLERS A. Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include,but are not limited to,the following: 1. Rain Bird Corporation: ESP-LXD Decoder Controller with ET Manager Cartridge 2. Or Approved Equal. B. Description: 1. The controller shall be capable of multi-valve capacity: Up to 2 solenoid valves per station with user-adjustable simultaneous operation of up to eight valves and/or master valves. The controller shall operate on 120 VAC± 10%at 60Hz. 9 Planting Irtigation RIVERSIDE HORIZONS DEVLOPMENT 2. The controller shall have a base station capacity of 50 stations with two additional expansion slots capable of receiving ESPLXD-SM75 station modules to create a controller capacity of up to 200 stations. All stations shall have the capability of independently obeying or ignoring any weather sensor as well as using or not using the master valves. Station timing shall be from 0 minutes to 12 hours. The controller shall have a Seasonal Adjustment by program which adjusts the station run time from 0 to 300% in 1% increments. The controller shall also have a Monthly Seasonal Adjustment of 0 to 300%by month. Station timing with Seasonal Adjustment shall be from 1 second to 16 hours. 3. The controller shall have 4 separate and independent programs which can have different start times, start day cycles, and station run times. Each program shall have up to 8 start times per day for a total of 32 possible start times per day. The 4 programs shall be allowed to overlap operation based on user-defined settings which control the number of simultaneous stations per program and total for the controller. The controller shall allow up to 8 valves to operate simultaneously per program and total for the controller including the master valves. 4. The controller shall have a 365-day calendar with Permanent Day Off feature that allows a day(s) of the week to be turned off on any user selected program day cycle. (Custom, Even, Odd, Odd31, & Cyclical). Days set to Permanent Day Off shall override the normal repeating schedule and not water on the specified day(s) of the week. The controller shall also have a Calendar Day Off feature allowing the user to select up to 5 dates up to 365-days in the future when the controller shall not start programs. The controller shall incorporate a Rain Delay feature allowing the user to set the number of days the controller should remain off before automatically returning to the auto mode. 5. The controller shall have water management software which is capable of operating each station for a maximum cycle time and a minimum soak time to reduce water run-off. The maximum cycle time shall not be extended by Seasonal Adjustment. 6. The controller shall incorporate a management feature providing real-time flow, power, and station management. This feature shall manage the number of stations operating at any point in time based on water source capacity, station flow rate, number of valves per station; user defined simultaneous stations per program and for the controller. The controller shall provide station priorities to determine the order in which stations shall operate. The controller shall ignore the station number and instead operate the highest priority stations first and the lower priority stations last. 7. The controller shall offer water windows for each program. This function sets the allowed start and stop time where watering is allowed. If the watering cannot be completed by the time the water window closes, the stations with remaining run time are paused and watering automatically resumes when the water window opens the next time. 8. The controller shall offer a sensor option which adds flow sensing functionality. The sensor input shall accept a direct input from a flow sensor with no flow scaling device required. 9. Module features shall include a utility which learns the normal flow rate of each station. Each time the station runs the utility compares the current real-time flow rate to the 10 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT learned rate and takes user defined actions if high flow, low flow, or no flow is detected. Flow rate utility shall automatically determine the location of the flow problem and isolate the problem by turning off the affected station or master valve. The flow utility shall be compatible with both normally closed and open master valves. A manual master valve water windows shall be provided to coordinate daytime manual watering with the flow sensing. This water windows shall offer programmable days of the week and manual watering additional flow rate. 10. The controller shall be compatible with an ET manager cartridge which upgrades the controller to a Smart Controller (weather-based). A weather service signal received by the cartridge shall automatically adjust the individual controller program day cycles and station run times to apply the minimum amount of water required based on the current plant water requirements. 11. The controller shall have a cabinet and pedestal suitable for exterior applications. 12. Controller shall include a hand-held remote control unit for users to communicate remotely with decoders for testing and verifying operation of decoders. Shall also allow for re-programming decoder addresses. 13. Wiring: UL 493, Type OF multiconductor, with solid-copper conductors; insulated cable; suitable for direct burial. a. Feeder-Circuit Cables: No. 12 AWG minimum,between building and controllers. b. Two-Wire Communication Cables: 2 x No. 14 AWG minimum solid copper, OF insulated type. Communication wire for Two-Wire paths shall be double jacketed, two-conductor cable intended for control of the Communications Signal and Feed- back Signal for the Irrigation Controller System. The cable shall be suitable for direct burial in the earth and also may be installed in ducts or conduits. The two (2) conductors shall be color coded with one conductor black and the other red. Both conductors shall be of the same size and shall be of sizes as required for the proper operation of the Satellite and Decoder units connected to it. The entire outer polyethylene jacket shall be of the color specified for easy identification of the Two-Wire path. Each Two-Wire Path on the system shall have a different color outer jacket for easy identification after installation and for easily distinguishing between the various Two-Wire paths on the system. Standard colors for the outerjacket color-coding shall be White, Red, Green, Blue, Yellow, Orange and Black. C. Splicing Materials: Manufacturer's packaged kit (3M DBY/DBR Direct Bury Splice Kits)consisting electrical connectors, pre-filled gel insulator tube,and snap insulator cover,suitable for direct burial. d. Decoders: Fully Waterproof. Pre-Coded from Factory. Surge Protection required every 500' feet along two-wire path with line surge protector or built-in surge protection. 2.11 BACKFLOW PREVENTER A. Excavating,trenching, and backfilling are specified in Section 312000 "Earth Moving." B. Install warning tape directly above pressure piping, 12 inches below finished grades, except 6 inches below subgrade under pavement and slabs. C. Location and Arrangement: Drawings indicate location and arrangement of piping systems. Install piping as indicated unless deviations are approved on Coordination Drawings. B. Install piping at minimum uniform slope of 0.5 percent down toward drain valves. C. Install piping free of sags and bends. D. Install groups of pipes parallel to each other,spaced to permit valve servicing. E. Install fittings for changes in direction and branch connections. F. Install unions adjacent to valves and to final connections to other components with NPS 2 or smaller pipe connection. G. Install flanges adjacent to valves and to final connections to other components with NPS 2-1/2 or larger pipe connection. H. Install underground thermoplastic piping according to ASTM D 2774. 1. Install expansion loops in control-valve boxes for plastic piping. J. Lay piping on solid subbase,uniformly sloped without humps or depressions. K. Install ductile-iron piping according to AWWA C600. L. Install PVC piping in dry weather when temperature is above 40 deg F (5 deg Q. Allowjoints to cure at least 24 hours at temperatures above 40 deg F(5 deg C)before testing. M. Remove scale, slag, dirt, and debris from inside and outside of pipe and fittings before assembly. C. Threaded Joints: Thread pipe with tapered pipe threads according to ASMEB1.20.1. Cut threads full and clean using sharp dies. Ream threaded pipe ends to remove burrs and restore full ID. Join pipe fittings and valves as follows: 13 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT I. Apply appropriate tape or thread compound to external pipe threads unless dry seal threading is specified. 2. Damaged Threads: Do not use pipe or pipe fittings with threads that are corroded or damaged. Do not use pipe sections that have cracked or open welds. D. PVC Piping Solvent-Cemented Joints: Clean and dry joining surfaces. Join pipe and fittings according to the following: I. Comply with ASTM F 402 for safe-handling practice of cleaners, primers, and solvent cements. 2. PVC Pressure Piping: Join schedule number, ASTM D 1785, PVC pipe and PVC socket fittings according to ASTM D 2672. Join other-than-schedule-number PVC pipe and socket fittings according to ASTM D 2855. 3. PVC Nonpressure Piping: Join according to ASTM D 2855. 3.5 VALVE INSTALLATION A. Underground Iron Gate Valves, Resilient Seat: Comply with AWWA C600 and AWWA M44. Install in valve casing with top flush with grade. 1. Install valves and PVC pipe with restrained,gasketed joints. B. Drain Valves: Install in underground piping in boxes for automatic control valves. 3.6 DRIP LINE LAYOUT OF WORK A. Stake out drip line irrigation system. Items staked include manifold/header pipe and tubing, control zone assemblies,and flush valves. B. Drip Line Irrigation System Layout Review: Dripline irrigation system layout review will occur after staking has been completed. Notify Owner's Representative one week in advance of review. Modifications will be identified by Owner's Representative at this review. 3.7 DRIP IRRIGATION SPECIALTY INSTALLATION A. Install drip tubes with direct-attached emitters on ground. B. Install application pressure regulators and filter units in control-valve boxes. C. Install flush valves in valve boxes. 3.8 AUTOMATIC IRRIGATION-CONTROL SYSTEM INSTALLATION A. Equipment Mounting: Install exterior wall mount controllers as directed by manufacturer's specifications. 14 Planting Irrigation RIVERSIDE HORIZONS DEVLOPMENT 1. Place and secure anchorage devices. Use setting drawings, templates, diagrams, instructions,and directions famished with items to be embedded. 2. Install anchor bolts to elevations required for proper attachment to supported equipment. B. Install control cable in same trench as irrigation piping and at least 2 inches (51 mm) below or beside piping. Provide conductors of size not smaller than recommended by controller manufacturer. Install cable in separate sleeve under paved areas. 3.9 CONNECTIONS A. Comply with requirements for piping specified in Section 221113 "Facility Water Distribution Piping" for water supply from exterior water service piping, water meters, protective enclosures, and backflow preventers. Drawings indicate general arrangement of piping, fittings,and specialties. B. Install piping adjacent to equipment,valves,and devices to allow service and maintenance. C. Connect wiring between controllers and automatic control valves. 3.10 IDENTIFICATION A. Identify system components. Comply with requirements for identification specified in Section 220553 "Identification for Plumbing Piping and Equipment." B. Equipment Nameplates and Signs: Install engraved plastic-laminate equipment nameplates and signs on each automatic controller. 1. Text: In addition to identifying unit, distinguish between multiple units, inform operator of operational requirements, indicate safety and emergency precautions, and warn of hazards and improper operations. C. Warning Tapes: Arrange for installation of continuous, underground, detectable warning tapes over underground piping during backfilling of trenches. See Section 312000 "Earth Moving" for warning tapes. 3.11 FIELD QUALITY CONTROL A. Manufacturer's Field Service: Engage a factory-authorized service representative to inspect, test, and adjust components, assemblies,and equipment installations, including connections. B. Perform tests and inspections. 1. Verify that controllers are installed and connected according to the Contract Documents. 3. Verify that electrical wiring installation complies with manufacturer's submittal. 3.13 ADJUSTING A. Adjust settings of controllers. B. Adjust automatic control valves to provide flow rate at rated operating pressure required for each drip zone. 3.14 CLEANING A. Flush dirt and debris from piping before installing sprinklers and other devices. 3.15 DEMONSTRATION A.
