WHEREAS,Application No. PC18-08, submitted by the City of Riverside requesting approval of the preliminary/final plat for property general located south of 5710 NW 41st Street and west of NW Mattox Road in the City of Riverside, Platte County, Missouri, was referred to the Planning Commission; and WHEREAS, the Planning Commission considered the application on November 8, 2018 and rendered a report to the Board of Aldermen recommending that the preliminaryfnal plat be approved; and WHEREAS, that it is in the best interests of the City of Riverside, Missouri to approve the preliminary/final plat of Doodink 18'Plat as set forth herein; NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF RIVERSIDE, MISSOURI, AS FOLLOWS: SECTION 1 —APPROVAL OF PRELIMINARY/FINAL PLAT. That the Preliminary/Final Plat of Doodink 181 Plat a Subdivision in the City of Riverside, Platte County, Missouri, a true and correct copy of which is attached hereto and incorporated herein, is hereby approved, platting the property legally described in Exhibit"A" attached hereto. SECTION 2— REPEAL OF ORDINANCES IN CONFLICT. All ordinances or parts of ordinances in conflict with this ordinance are hereby repealed. SECTION 3—SEVERABILITY CLAUSE. The provisions of this ordinance are severable and if any provision hereof is declared invalid, unconstitutional or unenforceable, such determination shall not affect the validity of the remainder of this ordinance. SECTION 4— EFFECTIVE DATE. This ordinance shall be in full force and effect from and after the date of its passage and approval. Application: Preliminary/Final Plat Current Zoning: PD Planned Development Existing Land Use: Undeveloped Proposed Land Use: Industrial Site Area: Approximately 70.4 acres Procedure: The plat will be reviewed by the Planning Commission and approved by the Board of Aldermen Analysis Overview: The City of Riverside working to attract development on the west side of Horizons Parkway. The proposed development area consists of approximately 70.4 acres platted into four lots. Lot 1: 653,182.2 s.f.(14.99 acres) Lot 2: 662,112.1 s.f. (15.2 acres) Lot3: 877,298.4 s.f.(20.14 acres) LoM 877,529.27 s.f.(20.15 acres) Site Layout: The land included in the plat is undeveloped and will require some right of way.NW Mattox Road will be extended south along the east of Lots 1 and 2. Utilities will be extended south on the west side of NW Mattox Road. NW 39' Street will be constructed between Lots 1 and 2 to the west. Right of way is dedicated for the future expansion of NW Helena Road and NW 40th Street. Conformance to Comprehensive Master Plan: The modified plat and proposed use are in conformance with the Comprehensive Master Plan as the plan identifies the area as industrial. Recommendation Staff finds the application in conformance with the Comprehensive Master Plan and UDO with the intention of attracting new development to the Horizons area. Staff recommends approval of the preliminary/Final Plat.
