AN ORDINANCE APPROVING THE FINAL PLAT OF THE REPLAT OF THE LOT SPLIT
OF TRACT 23 NORTHWOOD ACRES, A SUBDIVISION OF THE CITY OF RIVERSIDE,
PLATTE COUNTY, MISSOURI.
WHEREAS,Application No. PC20-03, submitted by Austin Hague requesting approval of
the replat for the lot split of Tract 23 Northwood Acres a subdivision in the City of Riverside,
Platte County, Missouri,was referred to the Planning Commission; and
WHEREAS, the Planning Commission considered the application on April 9, 2020 and
rendered a report to the Board of Aldermen recommending that the replat be approved; and
WHEREAS, that it is in the best interests of the City of Riverside, Missouri to approve
the replat of the lot split if Tract 23 Northwood Acres as set forth herein;
NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE
CITY OF RIVERSIDE, MISSOURI, AS FOLLOWS:
SECTION 1 —APPROVAL OF FINAL PLAT. That the Replat of the Lot Split of Tract
23 Northwood Acres, a subdivision of the City of Riverside, Platte County, Missouri, a true
and correct copy of which is attached hereto and incorporated herein, is hereby approved,
platting the property legally described in Exhibit"A" attached hereto.
SECTION 2 — REPEAL OF ORDINANCES IN CONFLICT. All ordinances or parts of
ordinances in conflict with this ordinance are hereby repealed.
SECTION 3—SEVERABILITY CLAUSE. The provisions of this ordinance are severable
and if any provision hereof is declared invalid, unconstitutional or unenforceable, such
determination shall not affect the validity of the remainder of this ordinance.
SECTION 4— EFFECTIVE DATE. This ordinance shall be in full force and effect from
and after the date of its passage and approval.
BE IT REMEMBERED that the above was read two times by heading only, PASSED
AND APPROVED by a majority of the Board of Ald rmen and APPROVED by the Mayor of
the City of Riverside, Missouri, this Q day of , 2020.

Proposed Lot Sizes: Lot 1- 1 acres(43,560 sq.ft.)Lot 2-3.64 acres(158,558 sq.ft.)
Procedure: The application is considered a minor subdivision final replat and will be reviewed by both
the Planning and Zoning Commission and the Board of Aldermen. In order to be classified a minor
subdivision the plat needs to meet the following requirements.
o There are not more than 3 lots.
o All lots have frontage on an.existing street.
o There are no new public improvements necessary.
Analysis
The proposed replat was originally heard at the October 24,2013 Planning Commission meeting and
approved by the Board of Aldermen on November 5,2013 with Ordinance No. 1262. This took one
large lot of Tract 23 of Northwood Acres and split it into one large lot;Lot 2 and one smaller lot,lot 1
that has an existing house on it. On February 27,2014 the Planning Commission approve a final replat
for the same property to increase the size of Lot 1.The applicant is once again requesting a replate to
increase the size of Lot 1. The applicant is proposing extending Lot 1 north an additional 43.3 feet and
west an additional 12 feet to create a one-acre lot.The proposed lots are in compliance with all
minimum size regulations and the existing home on Lot 1 meets setback requirements for this
zoning district.At this time, staff is not aware of any future development plans for Lot 2.
Utilities are available to both lots and both lots will have access to public streets.
Recommendation
Staff finds the application in conformance with the goals of the Comprehensive Master Plan to increase
single family housing and the standards of the UDO therefore staff recommends approval of the final
plat/replat.
