AN ORDINANCE APPROVING THE FINAL PLAT FOR THE REPLAT DOORLINK 1sr
PLAT, A SUBDIVISION IN THE CITY OF RIVERSIDE, PLATTE COUNTY, MISSOURI.
WHEREAS, Application No. PC20-04, submitted by the City of Riverside requesting
approval of the replat for property general located south of 5710 NW 41st Street and west of NW
Mattox Road in the City of Riverside, Platte County, Missouri, was referred to the Planning
Commission; and
WHEREAS, the Planning Commission considered the application on April 9, 2020 and
rendered a report to the Board of Aldermen recommending that the replat be approved; and
WHEREAS, that it is in the best interests of the City of Riverside, Missouri to approve the
replat of Doorlink 1st Plat as set forth herein;
NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE
CITY OF RIVERSIDE, MISSOURI, AS FOLLOWS:
SECTION 1 — APPROVAL OF PRELIMINARY/FINAL PLAT. That the Replat of
Doorlink 1s' Plat a Subdivision in the City of Riverside, Platte County, Missouri, a true and
correct copy of which is attached hereto and incorporated herein, is hereby approved, platting
the property legally described in Exhibit"A" attached hereto.
SECTION 2 — REPEAL OF ORDINANCES IN CONFLICT. All ordinances or parts of
ordinances in conflict with this ordinance are hereby repealed.
SECTION 3—SEVERABILITY CLAUSE. The provisions of this ordinance are severable
and if any provision hereof is declared invalid, unconstitutional or unenforceable, such
determination shall not affect the validity of the remainder of this ordinance.
SECTION 4— EFFECTIVE DATE. This ordinance shall be in full force and effect from
and after the date of its passage and approval.
BE IT REMEMBERED that the above was read two times by heading only, PASSED
AND APPROVED by a majority of the Board of Aldermen and APPROVED by the Mayor of
the City of Riverside, Missouri, this 1-:9F day of April, 2020.

Procedure: The plat will be reviewed by the Planning Commission and approved by the Board of
Aldermen
Analysis
Overview: The City of Riverside working to attract development on the west side of Horizons Parkway.
The proposed development area consists of approximately 70.4 acres platted into four lots.
Lot 1:653,182.2 s.f. (14.99 acres)
Lot 2:662,112.1 s.f. (15.2 acres)
Lot3: 877,298.4 s.f. (20.14 acres)
Lot4: 877,529.27 s.f.(20.15 acres)
Analysis: The applicant is requesting a replat to dedicate additional right of way for a sanitary sewer
easement on the north side of Lot 2 and right of way for a water easement on the south side of Lot 1. Lot
1 is where DoorLink is currently under construction.
Conformance to Comprehensive Master Plan: The modified plat and proposed use are in
conformance with the Comprehensive Master Plan as the plan identifies the area as industrial.
Recommendation
Staff finds the application in conformance with the Comprehensive Master Plan and UDO with the
intention of attracting new development to the Horizons area. Staff recommends approval of the
preliminary/Final Plat.

KNOW ALL MEN BY THESE PRESENTS:
That the CITY OF RIVERSIDE,MISSOURI, a Missouri municipality,whose address is 2950 N.W.
Vivion Road,Riverside,Missouri 64150,hereinafter called GRANTOR for and in consideration of one dollar
($1.00) and other valuable considerations the receipt of which is hereby acknowledged, does hereby grant,
remise, release and forever quitclaim unto KANSAS CITY, a Missouri municipality, hereinafter called
GRANTEE (414 East 12th Street,Kansas City, Missouri,64106), an easement for the location, construction,
reconstruction, maintenance, operation and repair of sewerage improvements and any and all appurtenances
incidental thereto in, under, upon, over and through the following-described tract of land lying, being and
situate in Kansas City,Platte County,Missouri,to-wit:

By the granting of this easement, it shall not be construed to prohibit the GRANTOR from developing any
adjoining property or from the laying out, establishing and constructing pavement,surfacing of roadways, curbing and
gutters along,upon,over or across said easement or any portion thereof;provided,however,said easement shall be kept
free from additional depth of overburden,buildings,and any other structure or obstruction(except sidewalks,roadways
pavement,grass,shrubs,fences,or curbs),which will interfere with the GRANTEE in entering upon said adjacent land
and easement for the purpose of laying,constructing,reconstructing,operating,repairing and maintaining such sewerage
improvements and appurtenances.
GRANTOR further states that they are lawfully seized of any indefeasible title in fee to the lands through which
said easement is granted,and that they have good and lawful title and right to convey said easement to the GRANTEE
aforesaid.
