HomeMy WebLinkAbout1755 Final Plat of Replat Lots 32 & 33 Palisades First BILL NO. 2020-054 ORDINANCE NO. 7"5 AN ORDINANCE APPROVING THE FINAL PLAT OF THE REPLAT OF LOTS 32 & 33, PALISADES FIRST IN THE CITY OF RIVERSIDE, PLATTE COUNTY, MISSOURI WHEREAS, Application No. PC20-09, submitted by Woodland Place Development LLC requesting approval of the Final Plat of the replat of lots 32 & 33, Palisades First Plat, in the City of Riverside, Platte County, Missouri, was referred to the Planning Commission; and WHEREAS, the Planning Commission considered the application on December 10, 2020 and rendered a report to the Board of Aldermen recommending that the final plat be approved, and WHEREAS, that it is in the best interest of the City of Riverside, Missouri to approve the Final Plat of the replat of lots 32 & 33, Palisades First Plat as set forth herein; NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF RIVERSIDE, MISSOURI, AS FOLLOWS: SECTION 1 - APPROVAL OF FINAL PLAT. That the Final Plat of the replat of Lots 32 & 33 Palisades First Plat in the City of Riverside, Platte County, Missouri, a true and correct copy of which is attached hereto and incorporated herein, is hereby approved, platting the property legally described in Exhibit "A". SECTION 2 - ACCEPTANCE OF DEDICATION. That the City of Riverside hereby further accepts the dedication of all streets, municipal uses, easement, access, and utilities shown on the plat, not heretofore dedicated to the public for the purpose(s) as therein set out. SECTION 3 - REPEAL OF ORDINANCES IN CONFLICT. All ordinances or parts of ordinances in conflict with this ordinance are hereby repealed. SECTION 4 - SEVERABILITY CLAUSE. The provisions of this ordinance are severable and if any provision hereof is declared invalid, unconstitutional or unenforceable, such determination shall not affect the validity of the remainder of this ordinance. SECTION 5 - EFFECTIVE DATE. This ordinance shall be in full force and effect from and after the date of its passage and approval. Lot Size: Current Proposed Lot 32 18,647.24 sq. ft. 19,411.59 sq. ft. Lot 33 15,891.97 sq. ft. 15,127.62 sq. ft. Procedure: The plat will be reviewed by the Commission and the Board of Aldermen. Analysis Overview: Woodland Place Development, LLC is developing the Palisades on the north side of NW Platte Road between NW Riverside Drive and NW Valley Lane.The applicant is requesting that the southern lot line for Lot 32 be moved 5 feet to the south to accommodate the construction of a new single family home. This will reduce the size of Lot 33 by approximately 765 square it still meets the required minimum lots size and will be able to accommodate city standards for minimum square footage and setbacks. Site Layout: The land included in the plat will be developed into single family housing and does not require any new right-of-way or easements. All roads and utilities to the site have been installed. Conformance to Comprehensive Master Plan: The modified plat and proposed use is in conformance with the Comprehensive Master Plan as the plan identifies the area for single family homes.
