Notice of Meeting
AMENDED
Notice is hereby given that the Board of Directors of the Industrial Development Authority of the
City of Riverside, Missouri will conduct a meeting at 5:30 p.m. on Wednesday, January 30, 2019, at the
City Hall of Riverside, 2950 NW Vivion Road, Riverside, Missouri 64150.
The tentative agenda of this meeting includes:

REGULAR MEETING
THE INDUSTRIAL DEVELOPMENT AUTHORITY
OF THE CITY OF RIVERSIDE, MISSOURI
Wednesday, November 29, 2017
5:30 p.m.
The Industrial Development Authority of the City of Riverside, Missouri, met in regular session at City Hall,
2950 NW Vivion Road, Riverside, Missouri.
Vice President Frank Biondo called the meeting to order at 5:30 p.m. Answering roll call were Frank Biondo,
Harold Snoderley, and Jason Rule. Also present: Justin Leck, Spencer Fane, Sarah Wagner and Rhonda Smith,
Community Development.
Approval of Minutes Frank Biondo moved to approve the minutes from October 4,
from October 4, 2017 2017.

Harold Snoderley seconded and the motion passed 4-0.
Frank Biondo noted that he had spoken with City Finance
Director Donna Oliver and she said the bond sale was
completed at 9 percent interest and netted $1.75 million and
released $2.5 million in debt services.
Justin Leck from Spencer Fane noted that once the bonds were
paid off all mortgaged properties would revert back to the City
from the Industrial Development Authority. This resolution
authorizes the transfer of the property.
Frank Biondo moved to approve Resolution 2017-005,
seconded by Harold Snoderley. Motion passed 4-0.
Sarah Wagner noted that the former registered agen John
McClelland was no longer associated with the City. The new
registered agent will be Spenserv.
Frank Biondo moved to approve Resolution 2017-006,
seconded by Jason Rule. Motion passed 4-0.
Frank Biondo moved to adjourn the meeting at 6:50 p.m.,
seconded by Jason Rule. Motion passed 4-0.
IDA RESOLUTION NO. 2019-001
A RESOLUTION AUTHORIZING THE GRANTING OF A QUIT CLAIM DEED TO THE CITY
OF RIVERSIDE, MISSOURI AND AUTHORIZING THE EXECUTION AND DELIVERY OF
DOCUMENTS AND ACTIONS RELATING THERETO
WHEREAS, the Industrial Development Authority owns certain property ("Property")
located south of NW 41st Street and west of NW Mattox Road in Riverside legally described
as RIVERSIDE HORIZONS WEST 1ST TRACT B; and
WHEREAS, the Industrial Development Authority ("IDA") finds it is in the best interest to
convey said property to the City of Riverside, Missouri,
NOW THEREFORE, BE IT RESOLVED BY THE INDUSTRIAL DEVELOPMENT
AUTHORITY OF THE CITY OF RIVERSIDE, MISSOURI, AS FOLLOWS:
THAT the President is hereby authorized to execute and deliver the Quit Claim Deed
by and between the Industrial Development Authority of the City of Riverside, Missouri and
the City of Riverside, Missouri in substantially the same form as attached hereto as Exhibit
"A", with such changes as are approved by the officer executing such document, such
execution being conclusive proof of such approval, the Assistant Secretary is authorized to
attest thereto;
FURTHER THAT the President and Assistant Secretary are hereby authorized to
execute such additional documents and take such actions as are necessary or desirable to
effectuate the intent of this Resolution;
PASSED AND ADOPTED by the Industrial Development Authority and APPROVED
by the President of the Industrial Development Authority of the City of Riverside, Missouri, the
30th day of January 2019.

THIS QUITCLAIM DEED is made this day of , 2019 by The
Industrial Development Authority of the City of Riverside, Grantor, to and for the benefit of the
City of Riverside, Missouri, a Missouri municipal corporation, 2950 N.W. Vivion Road,
Riverside, Missouri 64150, Grantee.
WITNESSETH: In consideration of the payment of the sum of TEN DOLLARS
($10.00) and other good and valuable consideration, the receipt and sufficiency of which is
hereby acknowledged, Grantor does hereby REMISE, RELEASE, AND FOREVER
QUITCLAIM unto Grantee and Grantee's successors and assigns, all right, title, interest, claim
and demand of Grantor, if any, in and to a tract of land, lying situated and being in the County of
Platte, State of Missouri, to wit:
Tract B, RIVERSIDE HORIZONS WEST FIRST PLAT, a subdivision of
land in the City of Riverside, Platte County, Missouri.
TO HAVE AND TO HOLD THE SAME, with all and singular rights, immunities,
privileges and appurtenances thereunto belonging or in any wise appertaining, unto Grantee and
its successors and assigns forever, so that neither Grantor nor its successors or assigns, nor any
other person or persons, for them or in their name or behalf, shall or will hereafter claim or
demand any right or title to the aforementioned premises or any part thereof, but they and each of
them shall, by these presents, be excluded and forever barred.
