AN ORDINANCE AMENDING TITLE IV, CHAPTER 410 OF THE MUNICIPAL CODE
OF THE CITY OF RIVERSIDE, MISSOURI, BY AMENDING
SECTION 410.100: ACCESSORY USES
WHEREAS, the City of Riverside, Missouri (the "City") and its staff have conducted a
comprehensive review of the City's Municipal Code (the "Code") sections regarding land use
and accessory uses and have determined that a requiring the issuance of a special use permit is
the best method of enforcing aesthetic measures regarding the installation of carports; and
WHEREAS, the City staff and the Board of Aldermen have reviewed, examined and
deemed adoption of the amendments to be advisable and in the City's best interests for the
promotion of the health, safety and welfare of the residents of the City; and
NOW, THERFORE, be it ordained by the Board of Aldermen of the City of Riverside,
Missouri, as follows:
Section 1. Section 410.100 of the Municipal Code of the City of Riverside, Missouri
are hereby amended as follows:
SECTION 410.100: ACCESSORY USES
Accessory uses are permitted in any zoning district in connection with any principal use which is
permitted.
Definitions. An accessory use is a structure or use which:
a. Is subordinate to and serves a principal building and principal use;
b. Is subordinate in area, extent or purpose to the principal building or buildings served;
c. Contributes to the comfort, convenience or necessity of occupants, business or
industry in the principal building or principal use served;
d. Is located on the same lot as the principal building or principal use served.
2. Permitted accessory uses. Any structure or use that complies with the terms of
Subsection (1) above maybe allowed as an accessory use or structure (accessory
structures and uses include, but are not limited to, the following list of examples);
provided that in each case such structure must fit the general definition of "accessory use"
contained in Subsection (1) above.
a. Private detached garages, not to exceed the following capacity:
(1) For single-family residence: three (3) cars
(2) For multi-family residence: two (2) cars per dwelling unit

4. Accessory uses permitted by special use permit. The following accessory uses shall only
be permitted upon approval of a special use:
a. Television tower.
b. Carports not to exceed the following capacity:
(1) For single-family residence: three (3) cars
(2) For multi-family residence: two (2) cars per dwelling unit
Section 2. The provisions of the Municipal Code of the City of Riverside, Missouri
revised and/or enacted herein shall not be construed to revive any former ordinance, clause or
provision of the Municipal Code of the City of Riverside, Missouri.
Section 3. The sections, paragraphs, clauses, and phrases of the Ordinance are
severable and if any portion of the Ordinance is declared unlawful by the valid judgment, decree,
or injunction order of a court of competent jurisdiction, such ruling shall not affect any of the
remaining phrases, clauses, sentences, paragraphs, and sections of the Ordinance and all
provisions of the Ordinance not specifically declared to be unlawful shall remain in full force
and effect.
Section 4. This Ordinance overrides any conflicting provision or regulation within
the Municipal Code of the City of Riverside, Missouri.
Section 5. This ordinance shall take effect immediately.
