The Board of Directors for Horizons Business Park Association met in session in the Board of Aldermen
Chambers at City Hall, 2950 NW Vivion Road, Riverside, Missouri 64150.
Staci Bundy called the meeting to order at 4:05pm. Those in attendance were President Staci Bundy, 1s'
Vice President Sal Lo Porto and Treasurer Aaron Thatcher.
Also present were Capital Projects & Parks Manager Noel Challis and Administrative Support Rebecca
Noble.
MINUTES Aaron Thatcher moved to approve the April 16, 2019 meeting minutes.
Sal Lo Porto second.
Yes: Bundy, Lo Porto, Thatcher
Motion carried 3-0.
INSURANCE After the last meeting Staci went back to the drawing board to find
insurance. She received a quote from Tapco Underwriters for a Property
Management policy. The cost is $841.05 per year. Aaron asked if we
could get this policy for three years. Staci will check with Tapco then the
board can approve the quote through email.
OTHER INSURANCE Currently there is not a quote for D&O insurance. There is an application
out but we need to know the number of buildings, the businesses and
the owners. Brent may have this information. Staci will follow up on the
application and try to get more quotes.
BUDGET Sal Lo Porto moved to approve the budget.

ASSESSMENTS Rebecca reported that all assessments were received by the due date.
OBELISK Noel reported that the obelisk is old enough that it will no longer be
under warranty. Noel showed a picture again of the rust stains and
chipping on the obelisk. You need to get close to see the wear but if we
let it go it may be worse. Noel is going to reach out to the subcontractor
f rst.
TAXES Rebecca reported that the CPA Bruce Culley dropped off a copy of the
Application for Automatic Extension of Time to File an Exempt
Organization Return.The taxes are now due November 15, 2019. Bruce
Cullley indicated that he did not need any additional information to
complete the taxes.
FENCE SCREENING Noel has been in contact with Craig Wibbenmeyer at Mac's Fence.
Mac's Fence will not require that the Horizons Business Park put down
the 50% prior to starting the work. Mac's Fence's bid did not indicate
what will be done with the existing mesh fence. We hope that Mac's
Fence will remove it but do not have clarification at this time.
ANNUAL REGISTRATION Rebecca reported that she would set up an organization account with
her city email on the Missouri Secretary of State website. The Secretary
of State website is where the 2019 Annual Registration Report will need
to be completed.
SIGNS The April 16, 2019 meeting there was a suggestion to research "stay out
of the water" signs

ATTORNEY There is not much that requires an attorney. Aaron indicated that with
the CID Board the attorney comes to an annual meeting when they have
the election of the officers.The board would like to see an hourly rate
for an attorney with Husch Blackwell. Rebecca will find out who the CID
uses and how much is the contract.
NEXT MEETING The next meeting will be in the fall. Everything will be done by email
between now and the fall.
