LP AN ORDINANCE APPROVING THE PRELIMINARY/FINAL PLAT FOR THE RIVERSIDE SMALL LOT SUBDIVISION, A SUBDIVISION IN THE CITY OF RIVERSIDE, PLATTE COUNTY, MISSOURI. WHEREAS, Application No. PC21-01, submitted by the City of Riverside requesting approval of the preliminary/final plat for property general located south of 5233 NW 41St and west of NW Horizons Parkway in the City of Riverside, Platte County, Missouri, was referred to the Planning Commission, and WHEREAS, the Planning Commission considered the application on April 8, 2021 and rendered a report to the Board of Aldermen recommending that the preliminary/final plat be approved, and WHEREAS, that it is in the best interests of the City of Riverside, Missouri to approve the preliminary/final plat of the Riverside Small Lot Subdivision as set forth herein, NOW THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF RIVERSIDE, MISSOURI, AS FOLLOWS: SECTION 1 — APPROVAL OF PRELIMINARY/FINAL PLAT. That the Preliminary/Final Plat of the Riverside Small Lot Subdivision, a Subdivision in the City of Riverside, Platte County. Missouri, a true and correct copy of which is attached hereto and incorporated herein, is hereby approved, platting the property legally described in Exhibit "A" attached hereto. SECTION 2 — REPEAL OF ORDINANCES IN CONFLICT. All ordinances or parts of ordinances in conflict with this ordinance are hereby repealed. SECTION 3 — SEVERABILITY CLAUSE. The provisions of this ordinance are severable and if any provision hereof is declared invalid, unconstitutional or unenforceable, such determination shall not affect the validity of the remainder of this ordinance. SECTION 4 — EFFECTIVE DATE. This ordinance shall be in full force and effect from and after the date of its passage and approval. CITY OF City of Riverside RIVE RSI Staff Analysis Report Case # PC21-01 Riverside Small Lot MISSOURI Subdivision General Information Applicant: City of Riverside Location: South of Martinrea,west of Horizons Parkway,northeast of DoorLink. Application: Preliminary/Final Plat Current Zoning: PD Planned Development Existing Land Use: Undeveloped Proposed Land Use: Industrial Site Area: Approximately 27 acres Procedure: The plat will be reviewed by the Planning Commission and approved by the Board of Aldermen Analysis Overview: The City of Riverside working to attract development on the west side of Horizons Parkway. Specifically targeting small industrial users. The proposed development area consists of approximately 27 acres platted into eight lots and one tract. Lot 1:3.58 acres Lot 5:2.35 acres Tract A: 2.72 acres Lot 2:2.75 acres Lot 6:2.63 acres Lot 3:4.75 acres Lot 7:2.63 acres Lot 4: 8.5 acres Lot 8:2.7 acres Site Layout: The land included in the plat is undeveloped and will require some right of way.NW 40' Street will be constructed east from NW Mattox Road. Utilities are available to the site from NW Mattox Road and will be extended along NW 401 Street. Tract A has been designed to create a berm to screen the lots intended industrial use from NW Horizons Parkway,with the exception of Lot 4 which is being reserved for commercial development. Conformance to Comprehensive Plan: The plat and proposed use are in conformance with the Comprehensive Plan as the plan identifies the area as industrial. Recommendation Staff finds the application in conformance with the Comprehensive Plan and UDO with the intention of attracting new development to the Horizons area.
