BOARD OF ZONING ADJUSTMENT
RIVERSIDE, MISSOURI
Monday, March 2, 2009
6:00 p.m.
The Board of Zoning Adjustment for the City of Riverside, Missouri, met in regular session in the Board of Aldermen
Chambers, 2950 NW Vivion Road, Riverside, Missouri.
The meeting was called to order at 6:00 p.m. Answering roll call were Fred Buckley, Gale Perkins, Marvin Pool, Jeff Warren
and Dean Lefstad. Also present: Mike Duffy, Director of Community Development and Sarah Wagner Administrative Clerk.
Variance Grant to allow Gale Perkins opened the public hearing at 6:00 p.m.
addition warehousing in a
C-1 Zoning District.- 2950 Mike Duffy gave a staff report. He explained to the Board that the
NW Platte Road applicant, CCMD Enterprises is requesting a variance to allow
warehousing in a C-1 Zoning District at 2950 NW Platte Road. This
type of use is not permitted in this zoning district. There is an existing
4,960 sq. ft. structure on the 1.59 acre site, which is currently vacant.
The proposed business will utilize the entire facility as office space for
MB Roofing and warehousing space to store supplies and equipment.
MB Roofing does mainly residential roofing and most of the supplies
are shipped directly to the work site. All other material and equipment,
including a forklift and two trucks will be stored inside the warehouse.
The property is zoned C-1 Commercial, which does not permit
warehousing. Originally, the applicant was seeking a rezoning from C-
1 Commercial to I Industrial, but per staff’s guidance the applicant has
opted to proceed with a use variance request. Staff’s reasoning for
proceeding in this manner is based on the following. The property is
located in an area with a mix of Commercial and Industrial zoning; thus,
the proposed use is compatible with the surrounding area and will have
minimal impact on the adjacent properties. However, the Proposed
Land Use Plan included in the Comprehensive Master Plan identifies
this area as mixed use (office, retail, residential) and medium density
residential. The granting of a use variance will allow the building to be
utilized currently, but still preserve the appropriate zoning to meet the
goals of the Master Plan once redevelopment occurs. Staff feels that
the request meets the conditions for approval of a variance and is in
accordance with adopted policies and plans; therefore, staff
recommends approval of granting the use variance to allow
warehousing/distribution in a C-1 Commercial District at 4255
Riverside Street.
Gale Perkins closed the Public Hearing at 6:27 p.m.
Fred Buckley moved to approve the variance to allow warehousing in a
C-1 Zoning District at 2950 NW Platte Road.
Jeff Warren seconded and the motion passed.
Adjournment Fred Buckley made a motion to adjourn
