The Board of Directors for Horizons Business Park Association met in session by Zoom Conference due to
the Covid-19 Pandemic.
Staci Bundy called the meeting to order at 4:02pm. Those in attendance were President Staci Bundy, 15t
Vice President Sal LoPorto and Secretary Brent Miles.
Also present were Capital Projects & Parks Manager Noel Challis and Administrative Support Rebecca
Noble.
MINUTES
Sal Loporto moved to approve the April 7, 2020 meeting minutes.
Staci Bundy second.
Yes: Bundy, LoPorto, Miles.
Motion carried 3-0.
BUDGET
Rebecca provided an overview of the Proposed 2021 Budget. There were questions on the Proposed 2021 Budget. Sal Loporto questioned
why we spent less on the Ground Maintenance contract. Rebecca explained how the Ground Maintenance contract is a set amount but
White Lawn and Landscape bill us monthly for the work completed. Staci Bundi asked if we would need to repair the obelisk again. It was
discussed that the obelisk is 8 years old, almost 9 years. The repair completed this year was a full re -due. Noel thinks that the obelisk is good.
Sal LoPorto moved to approve The Budget. Resolution 2020-10.
Brent Miles second.

Motion carried 3-0.
ASSESSMENTS
The Proposed 2021 Budget suggested a .006 per square foot assessment. Sal Loporto does not think that we need to continue
growing reserves. Brent Miles is okay with stepping down the assessment to $0.006 per square foot.
Sal LoPorto moved to approve the assessments at .006 per square foot. Resolution 2020-11.
Brent Miles second.

Motion carried 3-0.
2020 TAX PREPARATION
R C Jones & Associates has provided The Association with an engagement letter for the 2020 taxes. An email from Robert Jones,
Accountant at RC Jones & Associates, indicates that the pricing will be the same as last year. The Form 990 will be $670 and the Schedule 0
will be $15. Brent thinks that is a great price.
Brent Miles moved to accept the Engagement Letter from R C Jones & Associates for 2020 Tax Preparation services. Resolution 2020-12.
Sal LoPorto second.

Motion carried 3-0.
OTHER BUSINESS
It was discussed that the agreement with White Lawn and Landscape, LLC is the 2020 — 2021 Landscape Maintenance contract. This board will
not need to address a new grounds maintenance contact until next year. Brent reported on new construction. They are building the last
building. The building is painted and looks great. Brent cannot release the occupant of the west building.
