AN ORDINANCE APPROVING THE FINAL PLAT OF PRUETT ESTATES, A
SUBDIVISION IN THE CITY OF RIVERSIDE, PLATTE COUNTY, MISSOURI
WHEREAS, Application No. PC25-05, submitted by Northland Surveying, requesting
approval of the final plat of Pruett Estates, a subdivision in the City of Riverside, Platte County,
Missouri was referred to the Planning Commission; and
WHEREAS, the Planning Commission considered the application on March 27, 2025 and
rendered a report to the Board of Aldermen recommending that the final plat be approved.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF
THE CITY OF RIVERSIDE, MISSOURI AS FOLLOWS:
SECTION 1 —FINDINGS AND DETERMINATIONS. The purpose of Unified Development
Ordinance, Article X — Infrastructure Improvements is "to ensure that land proposed for
development shall be served by facilities which are adequate to support and service the area of
the proposed development, including both public and private improvements required to support
the development." Accordingly, the Board of Aldermen finds and determines that ensuring the
adequacy of infrastructure improvements is essential to the orderly development of the City and,
therefore, desires to approve the final plat subject to verification that all necessary infrastructure
improvements have been completed in accordance with applicable standards.
SECTION 2 — APPROVAL OF FINAL PLAT. That the Final Plat of Pruett Estates, a
subdivision of the City of Riverside, Platte County, Missouri, a true and correct copy of which is
attached hereto and incorporated herein, is hereby approved, subject to the condition that the plat
shall not be released for recording until all applicable Unified Development Ordinance
requirements related to infrastructure improvements have been met to the satisfaction of the City
as determined by the City Engineer upon verification of compliance following a review of
applicable regulations, inspections, and approvals.
SECTION 3 — GRANT OF FURTHER AUTHORITY. The Mayor, the City Administrator,
and other appropriate City officials are hereby authorized to take any and all actions as may be
deemed necessary or convenient to carry out and comply with the intent of this Ordinance and to
execute and deliver for and on behalf of the City all certificates, instruments, agreements and
other documents, as may be necessary or convenient to perform all matters herein authorized.
SECTION 4 — EFFECTIVE DATE. This Ordinance shall be in full force and effect from and
after its passage and approval.
BE IT REMEMBERED that the above was read two times by heading only, PASSED AND
APPROVED by a majority of the Board of Aldermen and APPROVED by the Mayor of the

Overview: The applicant is requesting to combine three lots into two.

Conformance to Comprehensive Plan: The proposed plat is in conformance with the Comprehensive
Plan as the plan identifies the area for single family.
Recommendation
Staff finds the application in conformance with the Comprehensive Plan and,therefore,recommends
approval of the Final Plat of Pruett Estates
