A RESOLUTION APPROVING TASK ORDER NUMBER 3 WITH DAKE WELLS
BE IT RESOLVED BY THE BOARD OF ALDERMEN OF THE CITY OF RIVERSIDE,
MISSOURI AS FOLLOWS:
THAT the Riverside Board of Aldermen hereby approves Task Order Number 3 by and
between the City of Riverside and Dake Wells, in substantially the form attached hereto, and the
Mayor is authorized to execute the Task Order Number 3 on behalf of the City; and
FURTHER THAT the Mayor, the City Administrator and other appropriate City officials
are hereby authorized to take any and all actions as may be deemed necessary or convenient
to carry out and comply with the intent of this Resolution and to execute and deliver for and on
behalf of the City all certificates, instruments, agreements and other documents, as may be
necessary or convenient to perform all matters herein authorized; and
FURTHER THAT this Resolution shall be in full force and effect from and after its
passage and approval.

Task Order Number 3
For Architectural / Engineering Services
This Task Order is entered into as of the 7' day of October'1025 (the "Effective Date"),
by and between Dake Wells Architecture, Inc. a Missouri corporation having an office at 2100
Central St, Suite Ole, Kansas City, MO 64108 (the "Consultant") and the City of Riverside,
Missouri, a Missouri municipal corporation (the "City").
WHEREAS, the City has engaged Consultant to provide engineering services pursuant
to the Agreement for Engineering Services dated September 19. 2023. pursuant to which the City
may task the Consultant to provide additional professional architectural / engineering services on
a project -specific basis by acknowledging a separate Task Order.
NOW, THEREFORE, in consideration of the promises and mutual covenants between the
parties and for other good and valuable consideration the receipt of which is acknowledged by
the parties, they agree as follows:
1. Incorporation of Base Agreement. '['his Task Order is subject to all terms and conditions
contained in the Agreement for Architectural / Engineering Services dated September 19_
2023, that are not inconsistent with the specific terms contained herein, and the Agreement
for Architectural / Engineering Services dated September 19. 2023. between the parties is
incorporated herein as if set forth in full by this reference.
2. Scope of Services. The Scope of Services pursuant to this Task Order are as contained in
Exhibit A.
3. Term. Consultant shall begin work pursuant to this Task Order No. 3 upon its Effective
Date and shall continue until the Public Works 100% Schematic Design 539-023 ("Project") is
completed.
4. Compensation. Unless compensation is set forth in this Task Order, compensation shall
be as provided in the Agreement for Architectural Engineering Services dated September 19.
2023, between the parties.
5. Project Schedule. See attached Exhibit A.
IN WITNESS WHEREOF, the Consultant and the City have executed this Agreement as of the
Effective Date.

City of Riverside Public Works Facility Design —Task 3 (Schematic Design Completion)
Design Team
Architectural: Dake Wells Architecture
Scope of Services
The Project includes analysis of the existing Riverside Public Works facility, developing recommendations
for improving the operation to meet current and future growth, and eventually providing full professional
services to design and document the work.
Previous Tasks
• Task 1 of the project, completed in late 2023, included an operational analysis, building
analysis, needs analysis and program development, adjacency studies and space standards.
• Task 2 of the project. which will be completed late September / early October 2025, included
test fits of the program on the existing site, development of a concept equating to 33%
Schematic Design, geotechnical exploration, core slab testing, and a cost estimate to gauge
feasibility. After a number of iterations, three Options were deemed worthy of pursuing further.
This work closed out Task 2. Per request by the City, additional work will be needed to adjust
the site plans and concept floor plans before pricing This additional work will be taken care of
with Task 3
Current Task
• Task 3 (this proposal) includes adjusting the site plans and concept floor plans to meet the
City's requirements. This task would equate to 100% Schematic Design for basic services
(Architecture, Structural, MEP). It also includes additional borings, and additional Civil
Engineering analysis.
Task 3 scope in more detail includes the following deliverables:
• Program Confirmation. Design Team to confirm program.

• Final test fits. Design Team to further develop 4 strategies landed on at end of Task 2 to
test fit the program on the site. We would present these to the City for review and feedback,
over the course of 2 meetings. We would factor in existing grade constraints, vehicle
circulation, neighborhood issues, traffic, scale, orientation. utilities and other key factors. The 4
options would include revisions of 4 options we have been tracking to 33% SD:
Option 1: Renovate existing shop and vehicle storage facility, with a new
administration wing, and salt operation closer to the front of the site.
Option 2: Renovate existing shop, and build new PEMB vehicle storage facility
and administration wing, with salt operation towards the front of the site.
Option 3: Renovate existing shop, and build new PEMB vehicle storage facility
and administration wing, with salt operation towards the back of the site.
Option 4: New facility, with salt operation towards the back of the site.
• Noted digital massing drawings. We would create 1-2 views of each option, to show
overall massing. and add notes to assist the City in understanding the design intent. This
work would also help the cost estimation effort.
• Outline specification. We would create a SD level specification / scoping document, listing
out likely systems and material assumptions for the 4 options.
• Additional borings. We would provide 2 borings at strategic areas of the site, to inform the
cost estimate.
• Additional cost estimate for Option 4. We would add Option 4 to our other options
(Option 1, 2, 3) for pricing
Schedule: Proposal assumes starting October 2025, and completing November 2025.

The above Basic Services fee is in alignment with industry standard fee percentages. These percentages
as of October 3, 2025 are shown below for informational purposes. As the project progresses, these
percentages might shift incrementally, but the overall percentage will still total 100%
