The final plat will be reviewed by the Planning Commission and final action will be taken by the Board of Aldermen. Overview Site History: The subject property is part of a larger annexation approved by the City on February 8, 2008. The Planned Development zoning and associated development standards were established at that time. Lots: The proposed lots range in size from approximately 10,759 square feet to 19,875 square feet. Development will adhere to the Planned Development standards approved in 2008, which include a 25-foot front yard setback and a 7.5-foot side yard setback. Tract X will remain as designated green space, with a portion utilized for stormwater management and remain in the ownership of the HOA. Tract M is an island in the cul-de-sac and will remain in ownership of the HOA. Transportation: Primary access to the development will be provided via Northwood Road, through NW Sienna Ridge to Montebella Drive. NW Martin Street will be extended north from Bella Ridge to intersect with NW Sienna Ridge. Utilities: The development will connect to and extend existing public utilities throughout the site in accordance with City standards. Analysis The proposed Final Plat is consistent with the goals and policies of the City’s 2024 Comprehensive Plan, particularly those related to neighborhood development, housing, and Page 2 of 2 connectivity. The project expands the City’s single-family housing stock while remaining consistent with previously approved Planned Development standards. Staff has reviewed the Final Plat for compliance with applicable subdivision regulations and finds it to be in conformance. Recommendation The Final Plat meets the requirements of the City’s Unified Development Ordinance and is consistent with the City’s Comprehensive Plan.
