ORDINANCE N0. 84-36
AN ORDINANCE AMENDING THE ZONING ORDER OF THE CITY OF
RIVERSIDE, WITH REGARD TO THE ZONING DISTRICTS AND WITH REGARD
TO CERTAIN OTHER SECTIONS OF THE ZONING ORDER.
BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE CITY OF
RIVERRSIDE, MISSOURI, AS FOLLOWS:
WHEREAS, the recommendation of the Planning Commission has
been received recommending that the legal description of the
City be changed to conform with the new maps of the City, and
WHEREAS, the Board of Aldermen has taken into account the
Planning Commission's recommendations for the physical
development and uses of land and general location, character
and extent of streets and other public ways, grounds, places
and spaces, the extent of public utilities and terminals and
the growth and probable future growth of the City together with
the needs for various types of development and also the Board
of Aldermen has taken into account the existing and future
needs and the general welfare of the City, and
WHEREAS, the Board of Aldermen has taken into account the
information provided by various property owners, the present
use of the land, the likely future use, growth and probable
future growth of the City, the location of the Interstate
Highway and the general welfare of the City, and
WHEREAS, the Board of Aldermen has determined that the
recommendations of the Planning Commission need to be amended
with regard to certain areas.
NOW, THEREFORE, BE IT ORDAINED AS FOLLOWS:
1. The legal description of the Zoning Districts of the
City are amended to be as follows:
DISTRICT 1 - SINGLE FAMILY RESIDENTIAL
TRACT 1: Beginning at the Northwest corner of the Southeast
1/4 of Section 32, Township 51, Range 33, in Riverside, Platte
County, Missouri; thence East along the North line of the
Southeast 1/4 of said Section 32 and the North line of the
Southwest 1/4 of Section 33, Township 51, Range 33 to a point
300 feet West of the West right-of-way line of Missouri State

Highway "A" (also known as Gateway Drive), as now established;
thence South along a line 300 feet West of and parallel to said
West right-of-way line to its intersection with the South line
of Northwest 50th Street, as shown on the plat of Hanson
Heights, a subdivision of land in Riverside, Platte County,
Missouri, according to the recorded Plat thereof; thence West
along the South right-of-way line of said Northwest 50th Street
to its intersection with the East line of the Southwest 1/4 of
the Southwest 1/4 of said Section 33; thence South along the
East line of said 1/4 1/4 to the South line of said Section 33;
thence continuing South along the East line of the Northwest
1/4 of the Northwest 1/4 of Section 4, Township 50, Range 33,
to the Southeast corner of the Northwest 1/4 of the Northwest
1/4 of said Section 4; thence West along the South line of said
1/4 1/4 to its intersection with the East line of the Northeast

along the South line of the North 1/2 of the Northeast 1/4 of

TRACT 2: Commencing at the intersection of the Southeasterly
rigTht-of-way line of U.S. Highway No. 69, (also known as Vivion
Road), as now established, and the Easterly City limits line of
Riverside, Platte County, Missouri; thence South along said
Easterly City limits line to a point that is 300 feet South of
said Southeasterly right-of-way line, as measured at right
angles thereto and the true point of beginning of the tract of
land to be herein described; thence Southwesterly along a line
300 feet Southerly of and parallel to said Southeasterly
right-of-way line to its intersection with the centerline of
Line Creek, as now established; thence Southeasterly, Southerly
and Southwesterly along the centerline of said Line Creek to a
point that is 300 feet East of as measured at right angles to
the Easterly right-of-way line of Missouri State Highway "A"
(also known as Gateway Drive), as now established; thence
Southerly along a line 300 feet East of and parallel to said

to its intersection with the West right-of-way line of
interstate 635, as now established; thence South and West along
said West right-of-way line to its intersection with the
Northerly right-of-way line of Missouri State Highway No. 9, as
now established; thence Westerly along said Northerly

Southeast 1/4 of said Section 5; thence North along the West

feet South of said Southerly right-of-way line, as measured at
right angles thereto; thence Southeasterly along a line 300
feet South of and parallel to said Southerly right-of-way line
to its intersection with the Northwesterly right-of-way line of
U.S. Highway No. 69, as now established; thence Southwesterly
along said Northwesterly right-of-way line to its intersection

DISTRICT 6 - LIGHT INDUSTRIAL
TRACT 1: All that part of the Southeast 1/4 of Section 4,
Township 50, Range 33, Riverside, Platte County, Missouri,
plated as Riverside Business Park, a subdivision of land,
according to the recorded plat thereof.
2. Section 13.201(A) is hereby amended to read as follows:
(A) As shown on a map entitled "The City of Riverside,
Missouri, Zoning Atlas" prepared by Anderson Survey Company.
3. The bulk table on page 104 is amended so that every
reference to Section Regulation 13.502 shall instead read
13.402.
4. The definition of repair on page 88 of the Zoning Order
is changed to read as follows:
"Repairs - any alterations, reconstruction or conversion of
a building."
5. SEVERABILITY. In the event any provision or part of
this ordinance shall be deemed by a court to be legally
impermissible or unconstitutional or improper in any fashion,
the remaining provisions of the ordinance shall not be affected
and shall remain in full force and effect.
