AN ORDINANCE APPROVING THE PRELIMINARY PLAT OF DARBY TOWNHOMES
OF PLATTE COUNTY, A SUBDIVISION IN THE CITY OF RIVERSIDE, PLATTE
COUNTY, MISSOURI
WHEREAS, Application No. PC26-01, submitted by Briarcliff Development,
requesting approval of the preliminary plat of the Darby Townhomes of Platte County
Plat, a subdivision in the City of Riverside, Platte County, Missouri was referred to the
Planning Commission; and
WHEREAS, the Planning Commission considered the application on February
12, 20256 and rendered a report to the Board of Aldermen recommending that the
preliminary plat be approved.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF ALDERMEN OF THE
CITY OF RIVERSIDE, MISSOURI AS FOLLOWS:
SECTION 1 -FINDINGS AND DETERMINATIONS. The purpose of Unified
Development Ordinance, Article X -Infrastructure Improvements is "to ensure that land
proposed for development shall be served by facilities which are adequate to support
and service the area of the proposed development, including both public and private
improvements required to support the development." Accordingly, the Board of
Aldermen finds and determines that ensuring the adequacy of infrastructure
improvements is essential to the orderly development of the City and, therefore, desires
to approve the preliminary plat.
SECTION 2 -APPROVAL OF PRELIMINARY PLAT. That the Preliminary Plat of the
Darby Townhomes of Platte County Plat, a subdivision of the City of Riverside, Platte
County, Missouri, a true and correct copy of which is attached hereto and incorporated
herein, is hereby approved.
SECTION 3 -GRANT OF FURTHER AUTHORITY. The Mayor, the City Administrator,
and other appropriate City officials are hereby authorized to take any and all actions as
may be deemed necessary or convenient to carry out and comply with the intent of this
Ordinance and to execute and deliver for and on behalf of the City all certificates,
instruments, agreements and other documents, as may be necessary or convenient to
perform all matters herein authorized.
SECTION 4 -EFFECTIVE DATE. This Ordinance shall be in full force and effect from
and after its passage and approval.

AND APPROVED by a majority of the Board of Aldermen and APPROVED by the
