REGULAR MEETING
PLANNING AND ZONING COMMISSION
RIVERSIDE, MISSOURI
Thursday April 27, 2023
6:30 p.m.
The Planning and Zoning Commission for the City of Riverside, Missouri, met in regular session at
Riverside City Hall, 2950 NW Vivion Road, Riverside, Missouri.
The meeting was called to order at 6:30 p.m. Answering roll call were Matt Christopher, Mike Soler, Ray
Uhl, Al Bowman, Gale Perkins and Stephen King and Mike Lombardo. Applicant Brian Mertz from PC
Homes was present. City Planner Sarah Wagner and Community Development Assistant Rhonda Smith
were also present. Member absent was Frank Biondo, Richard Lanning, Mike Lombardo and Mayor Kathy Rose.
Approval of Minutes of April 13, 2023.
Commissioner Uhl moved to approve the minutes of April 13, 2023,
seconded by Commissioner Perkins. Motion passed 5-0 with Commissioner Bowman abstaining.
Public Hearing — Planned Development Amendment Field House Townhomes
Commissioner King opened the public hearing at 6:31 pm.
City Planner Sarah Wagner gave the staff report. She noted some of the
structures at Field House Townhomes were not within the required rear
and front setback due to the nature of the building process. The lines
were skewed due to multiple lots being excavated at the same time.
Some features of the townhome were now over the required setbacks.
The amended setback would change from 25 to 23.5 feet in the front and 20 to 17.5 feet in the back.
Brian Mertz also noted that Lots 20 & 21 encroached on a storm
easement. He said any replacement of the storm sewer implements would be his company's responsibility.
Commissioner King closed the public hearing at 6:40 pm.
Commissioner Christopher moved to recommend approval for Planned
Development Amendment Field House Townhome and recommend to
the Board of Alderman; seconded by Commissioner Uhl. Motion passed 6-0.
Adjourn
Commissioner Bowman moved to adjourn at 6:45 p.m.
Commissioner Perkins seconded and the meeting was adjourned 6-0.
