REGULAR MEETING
PLANNING AND ZONING COMMISSION
RIVERSIDE, MISSOURI
Thursday June 22, 2023
6:30 p.m.
The Planning and Zoning Commission for the City of Riverside, Missouri, met in regular session at
Riverside City Hall, 2950 NW Vivion Road, Riverside, Missouri.
The meeting was called to order at 6:30 p.m. Answering roll call were Matt Christopher, Mike Soler, Al
Bowman, Gale Perkins, Frank Biondo and Mike Lombardo. City Planner Sarah Wagner, Fire Marshal
Keith Payne and Community Development Assistant Rhonda Smith were also present. Members absent
were Ray Uhl, Stephen King, Richard Lanning and Mayor Kathy Rose.
Approval of Minutes of May 11, 2023.
Commissioner Perkins moved to approve the minutes of May 11, 2023,
seconded by Commissioner Biondo. Motion passed 5-0, with
Commissioner Bowman abstaining.
Final Plat — Riverside Soccer
City Planner Sarah Wagner gave the staff report. She noted that
KC WFC Training is requesting a modification to lots 1 and 2 to
accommodate the academy building being located entirely on one lot.
Commissioner Biondo moved to recommend approval for Final Plat —
Riverside Soccer and recommend to the Board of Alderman; seconded
by Commissioner Bowman. Motion passed 6-0.
Final Development Plan — Lot 1 40 West
City Planner Sarah Wagner gave the staff report. She noted that the plan
before the commission is the first building in the small industrial lot
subdivision 40 West at Horizons. The building will be a two-story
50,000 square feet with two tenants, the first one being Arco relocating
from Office I in Horizons. Arco will have no outdoor storage but the
second tenant could possibly have outdoor storage. All outdoor storage
will be concealed by buildings and berms.
Commissioner Biondo moved to recommend approval for Final
Development Plan — Lot 1 40 West and recommend to the Board of
Alderman; seconded by Commissioner Bowman. Motion passed 6-0.
Adjourn
Commissioner Lombardo moved to adjourn at 6:45 p.m.
Commissioner Biondo seconded and the meeting was adjourned 6-0.
