Board members present were: John Marshall, Gary Brenner, Jim
Wedua, Floyd Best and Janet k::eating.
Mrs. k:eating called meeting to order.
Edward Trader, 849 Valley Lane, came befnre the board asking
fior a variance from the 3S' of back property line to 1'.'_' or a
23' variance for a wood storage shed that is 16'.;16'. The
reason given was because the contour of his property. Mr.
Trader presented a letter from his neighbor, Carl Gustafson,
who had nn objection.
Floyd Best made a motion, Jnhn Marshall seconded, a 2?'
variance be granted because relief is necessary because of
the unique character of the property rather than firer personal
considerations and it is understood by Mr. 'Trader that the
shed may be moved for unforseen circumstances such as a sewer
easements, e.t.c.. All board members voted in favor.
Variance passed.
Charles Isley. 6003 N. Monroe, Gladstone, Mn, came befiore the
board asking fnr a variance from 18i_~ parking spats to 112
parking spots at his business, Coachlight Skate Center. He
intends to change the use of the building into a bar and
restaurant, which is a variance of 68 parking spats nn the
basis of 16,0~~0 square feet at one par6~.ing spot per ic_~i~
square fleet.
Mr. Isley had a parking plan showing he is currently using
all available parking spaces that he could. Mr. Best
suggested Mr. Isley should try to secure a lease firom the
adjoining property owner to use as additional parL:ing. Mr.
Isley said he had been talking to the property owner.
Mr. Wedua said he felt the board could not give a variance nn
parking regulations.
Floyd Best moved, Jim Wedua seconded, that the variance be
denied because the amount asked for in the variance request
was ton great for the size required for that building use.
All board members were in favor of denial upon voting.
Mntinn to grant variance flailed.
Mr. Dan F'eak of ELCA Enterprises, Inc., 210 Platte Valley
Drive, came befnre the board to request a variance firom
SCr,G00 square feet maximum allowable area up to 52,000 square
feet of maximum allowable area for the locations at 9i~0
Platte Valley Drive in a 1~=~~,0(:>0 square foot building. This
is actually one request fnr each half of the same building.

The reason for the request is pertaining to smo6;e and
heat vents in the UBC and that this would be a economic
hardship because of the ceiling height. Mr. F'eak: said
special sprinklers were being added in the building. Mr.
Peak feels strict code interpretation places a unnecessary
hardship.
A letter was read from the city engineer, Larkin
Associates, e::plaining the Cade and their interpretation as
applied to this building.
Gary Brenner made a motion, Jim Wedua seconded, that a
variance be granted of ~,Ue_~ii square feet per side of
building, of useable filoor area for a total for this building
of 1ti4,C~C~n square feet, based on applying the strict letter
of the ordinance would result in "unnecessary hardship" and
that the percentage of the variance is minimal compared to
what is requi~ a,

Voting was unanimous. Motion to grant variance passed.
Mr. Feak. also appeared before the board an the same
building at 9C~C~ Platte Valley Drive, regarding a variance on
access into the building by handicapped people. His request
is based on physical and economic impracticality of
handicapped to industrial use fior this entire building.
After considerable discussion John Marshall made a
motion to grant the variance on having Ito access to
handicapped for this particular building, because relief is
necessary because of the unique character of the
property having no ground level entrances, rather than
for personal considerations.Floyd Best seconded. Building
location of 9i~c=~ Platte Valley Drive.
Voting was unanimous. Motion to grant variance passed.
A warning was issued to Mr. F'eak. that the board was not
in favor of granting these variances in the future on
handicapped regulations. Mr. F'eak. informed the board that
the building had been built and that regulation in the UBC
were not specifiic enough on a office in a warehouse and
therefiore it had been missed during construction. Mr. F'eak
said he would take this matter to the city council to try to
get a strict interpretation on this matter.
Gary Brenner moved to adjourn, Jim Wedua seconded.
