AN ORDYNANCE AMENDING SECTION 435.040.E OF THE CITY CODE
"PERMTT PROCEDURES FOR BUILDING, CHANGE OF USE AND
GRADING PERMITS" TO CLARIFY TI3E REQUIREMENT TO SUBMIT
A STTE DEVELOPMENT PLAN AND PRELIMINARY PLAT AS PART OF
THE APPL~CATTON.
BE IT ORDAINED by ttt~ Board of Aldermen of Riverside, Missouri, as follows:
S i n 1. Section 435.040_B of the City Code is hereby amended to read as follows:
"A Site Development Plan and the necessary accompanying documents as set forth
in Chapter 450 of the City Code and a Preliminary Plat conforming with the
requirements of Section 485.190 of the City Code shall be submitted with all
applications for building and/or grading permits and all applications for change of
use petnaits if the proposed change of use involves the alteration of structures or
hand. The completed peimit application shall be submitted to the Codes Enforcement
Office? who shall perform the following functions:
1. Examine all applications for permits along with the plans;
specifications and documents filed therewith to make sure that they
comply with the provisions of this Section.
2. At the discretion of the Codes Enforcement Officer, send a copy of
the necessary plans, specifications and documents to the DirectDr of
Public Safety, Fire Marshall or City Engineer; requesting their
comments and recommendations regarding the application-,
3. Once the Codes Enforcement Officer has determined that all the
necessary applications, plans, specifications, and any other
documents have been filed in accordance with this Section, and has
reviewed ail pertinentapplications for permits, plans, specifications
and documents, and has obtained alt the necessary recommendations
from the above departments, then the application form shall be in
adequate order for the Codes Enforcement Officer to present to the
Planning Commission as required by Subsection (C) herein.
4. Upon presentation of the application and all necessary plans,
specifications and documents to the Planning Commission, the Codes
Enforcement Officer shall state to the Planning Commission his/her
factual analysis of the status of the application and whether the
applications, plans, specifications and documents filed comply with
the present Zoning Code."
