SECTION 48~?00(B), CONSTRUCTION PLANS, REGULATING THE CONSTRUCTION
PLANS SLBMITTED WITH FIi 1AL PLATS WTTHIN THE CITY OF RIVERSIDE,
MISSOURI.
WHEREAS, the Board of Alderman desires to amend the City's regulations governing the
review and final plat approval of major subdivision final plats;
WHEREAS, the Board of Alderman desires to permit subdivision entrance signs for new
residential subdivisions in the City;
WHEREAS, the Board of Alderman desires to require construction specifications of
subdivision entrance signs to be s::bmitt:,~i ~:nd approved with the final plat;
IT IS HEREBY DECLARED that Section 485.200(B)(1)(c) shall be amended to reflect the
Board of Alderman's stated desires;
BE IT ORDAINED BY THE BOARD OF ALDER~VIEN FOR THE CITY OF RIVERSIDE,
MISSOURI AS FOLLOWS:
SECTION 1. The Riverside Zoning Code, Chapter 485, Section 485.200(B)(1)(c), is hereby
amended as follows:
c. Plans and profiles showing the locations and typical cross-section ofstreetpavements
including curbs and gutters, sidewalks, drainage easements, servitudes, rights-of--way,
manholes, and catch basins; the locations of street trees, street lighting standards,
street signs, and subdivision entrance signs, if used; the location, size, and inverse
elevations of existing and prc~c~ed sanitary sewers, stormwater drains and fire
hydrants, showing connection to any existing proposed utility systems; and exact
location and size of all water, gas, or other underground utilities or structures.
Subdivision entrance signs must be on private property and conform to Ground Sign
specifications set forth in Section 430.130 of the City Code, and if illuminated, shall
not shine directly onto adjacent residences or properties.
SECTION 2. The terms, definitions, clauses, and phrases of this section are severable, and
if any phrase, clause, sentence, or paragraph, of this Section shall be declared unlawful by a valid
judgement, decree, or injunction order of a court of competent jurisdiction, such ruling shall not
affect any of the remaining phrases, clauses, sentences, or paragraphs of this Chapter. In the event
that, contrary to the policies, interests, and values of the City, a court ofcompetent jurisdiction issues
a judgement, decree, or injunction order that this Section is unlawful because of any omission or
prohibition in this Section, than all provisions ofthis Chapternot specifically declared to be unlawful
shall remain in full force and effect. In the event that a judgement, decree or injunction order
declaring all or a portion of this Section to be unlawful is reversed or vacated by a court ofcompetent
jurisdiction, the provisions contained in this Section shall remain in full force and effect.
SECTION 3. This Ordinance shall be in full force and effect from and after its passage and
approval.
