AN ORDINANCE AMENDING CHAPTER IV: LAND USE OF THE MUNICIPAL CODES
FOR THE CITY OF RIVERSIDE, MISSOURI, BY ADDING A NEW SECTION
410.150 TO INCLUDE A REQUIREMENTS FOR HOME OCCUPATIONS IN
RESIDENTIAL AREAS.
BE IT ORDAINED BY THE BOARD OF ALDERMEN FOR THE CITY OF RIVERSIDE,
MISSOURI, AS FOLLOWS:
SECTION 1. Following a thorough review of the subject
of Home Occupations by both the members of the
Planning and Zoning Commission and Board of
Aldermen and
SECTION 2. After duly advertising and conducting two
Public Hearings, one by the Planning and
Zoning Commission and one by the Board of
Aldermen, at which time residents were
encouraged to present testimony, and
SECTION 3. Having received a recommendation of "Do
Pass" from the Planning and Zoning Commission,
SECTION 4. The Board of Aldermen hereby approves the
amendment of Chapter IV: Land Use of the
Municipal Codes for the City of Riverside, to
include the addition of a newly created Section
410.150 to be designated as "Home Occupations"
as proposed on the attached pages, all of which
have been reviewed and adopted by the Board of
Aldermen.
SECTION 5. This ordinance shall be in full force and
effect from and after its date of passage.

PROPOSED AMENDMENT TO CHAPTER IV: LAND USE
*NOTE: The following section is proposed to be added to Chapter
IV: Land Use of the Municipal Codes. The Section under which it
will be placed will be determined by the Codifier upon approval of
the amendment being added to the Codes.
HOME OCCUPATIONS.
USE LIMITATIONS
In addition to all of the Use Limitations applicable to
the district in which it is located, no home occupation shall be
permitted unless it complies with the following restrictions:
1. No stock in trade (except articles produced by members of
the immediate family residing on the premises shall be
displayed or sold on the premises, except that garage or
yard sales of used personal property may be conducted as
specified under Section 605.170 of these codes.
2. No alteration of the principal residential building shall
be made which changes the character thereof as a
dwelling.
3. No more than twenty-five percent (25~) of the area of
one (1) story of a single-family dwelling, nor more than
twenty percent (230%) of the area of any other dwelling
unit, shall be devoted to the home occupation.
4. No mechanical or electrical equipment other than normal
domestic or household equipment shall be used.
5. There shall be no outdoor storage of equipment or
materials used in the home occupation.
6. No person other than a member of the immediate family
occupying such dwelling unit shall be employed.
7. No manufacturing or processing of any sort whatsoever
shall be done.
8. The home occupation shall be conducted entirely within
the principal residential building or in a permitted
private garage accessory thereto.
9. Only one (1) sign, not over one (1) foot square shall be

10. The use shall not generate traffic in volumes greater
than would normally be expected in a residential
neighborhood. For purposes of this section, the normal
volume of traffic generated by a single-family dwelling
shall be defined as twelve vehicle tripe to and/or from
the dwelling unit per twenty-four-hour period. The use
shall not use commercial or business vehicles to deliver
finished products from the dwelling unit. All parking
necessarily generated by the use shall be off the
street.

present appropriate plans to the Codes Enforcement
Officer detailing how the dwelling will be used or
altered to accommodate the use. Thereafter, whenever any
permit or license is to be renewed, the dwelling may be
inspected to determine how it has been altered to
accommodate the use.
SECTION PARTICULAR HOME OCCUPATIONS PERMITTED.
Customary home occupations include, but are not limited to,
the following list of occupations, provided however, that each
listed occupation shall be subject to the requirements of Section
of this Title.
1. Dressmakers, seamstresses, tailors.
2. Music teachers, provided that instructions shall be
limited to one (1) pupil at a time, except for occasional
groups.
3. Artists, sculptors, authors, or composers
4. Ministers, rabbis, priests
5. Office facilities for salesmen, sales representatives,
manufacturer's representatives, customer service
providers, when no retail, wholesale, or exchange of
goods are made or transacted on the premises.
6. Home crafts, such as model making, rug weaving, lapidary
work, cabinet making, etc., provided that no machinery
or equipment shall be used or employed, other than that
which would customarily be found in the home. Machinery
or equipment which would customarily be employed in
connection with a hobby or avocation not conducted for
gain or profit.
7. Barber and beauty shops, provided that only one (1)
operator shall be permitted.
8. Seasonal sales (not more than three (3) continuous
months) of garden produce grown on the premises. No
sales or display activities except the authorized home
occupation sign shall be in the front yard.
9. The providing for placement and care of four (4) or
fewer children who are not related within the third
degree by blood, marriage, or adoption to the person
providing such care in a home is not to be considered
a home occupation.
SECTION PARTICULAR HOME OCCUPATIONS PROHIBITED.
Permitted home occupations shall not in any even be deemed to
include:
1. Dancing or gymnastics schools
2. Funeral homes
3. Nursery schools and group day care centers, unless
specifically permitted by the district regulations
4. Restaurants or tea rooms
5. Stables or kennels
6. Tourist homes, unless specifically permitted by the
district regulations
7. Renting of trailers
8. Medical or dental clinics or hospitals
9. Animal kennels or hospitals
10. Auto repair or mechanics shop
11. Cabinet or sheet metal shop
12. Motor vehicle sales
13. Providing care for more than four (4) children who are
not related within the third degree by blood, marriage,
or adoption to the person providing such care
